Fakhruddin Properties Unveils $191 Million AI-Enabled Development in Dubai

DUBAI, UAE: Fakhruddin Properties has unveiled Tréppan Vision, a $191 million (AED700 million) mixed-use development in Dubai Land Residence Complex that will integrate artificial intelligence and robotic services across homes and building operations.

The project will comprise 463 residential, office and retail units and is scheduled for completion in Q4 2029.

Unveiled at the International Property Show (IPS 2026), Tréppan Vision will deploy dedicated robots on every floor, extending automation beyond individual residences into wider building services.

Eight Robotic Services Planned Across the Development

The project will feature eight specialised robotic services supporting functions including reception, household assistance, security, cleaning, coffee preparation, healthcare support and deliveries.

Fakhruddin Properties said the intention is to use robotics alongside artificial intelligence to support day-to-day resident services rather than limiting technology to conventional smart-home systems.

Development to Include 408 Apartments

The development will comprise 408 residential apartments, 48 office suites and seven retail units.

Its residential offering will include 252 Smart Studios, 108 one-bedroom residences and 48 two-bedroom residences.

Fakhruddin Properties is also introducing its Flexi Smart Family Residences, designed to allow layouts to adapt as household requirements change.

One-bedroom Flexi residences will be capable of being reconfigured into two-bedroom layouts, while two-bedroom residences can be converted into three-bedroom homes.

Inside the residences, AI-enabled automation will connect lighting, climate control, motorised curtains and smart access through a centralised digital system.

Residents will also have access to HomeSoul, Fakhruddin Properties’ AI-native platform for managing homes, accessing services, interacting with amenities and connecting with the wider community.

Robotics to Support Healthcare and Wellness

The development will also include Smart Care, a robotics-enabled service being developed in partnership with a healthcare provider.

According to the developer, robotic systems are intended to support selected healthcare and wellness functions including basic vital checks, teleconsultations, medication delivery and wellness rounds.

The technology is also planned to support remote family presence.

“Technology becomes meaningful when it solves a genuine human need,” said Fakhruddin. “Whether that means making healthcare support more accessible, delivering something to a resident, creating a healthier indoor environment or allowing a home to evolve with a growing family, every innovation needs to have a purpose.”

Wellness and Sustainability Systems Integrated Into Homes

Tréppan Vision will incorporate wellness-focused technologies across its residential infrastructure.

Homes will feature Airocide air purification technology alongside centralised UV filtration. An advanced drinking-water system is also planned to provide hydrogenated, organically mineralised and alkaline-ionised water through taps.

Amenities will include an infinity pool, gym, Zen meditation area, Jacuzzi, botanical garden seating, calisthenics park, jogging track, reflexology garden, children’s areas, outdoor amphitheatre, rooftop barbecue kitchen and Greenhouse Café.

The development will also include co-working areas, bookable workspaces, podcast rooms and a daycare facility.

Sustainability systems covering water, energy, food and waste are planned across the project.

Fakhruddin Properties said its waste-management model is designed to divert up to 90% of the building’s waste from landfill through on-site segregation and responsible collection, with the objective of limiting the proportion ultimately reaching landfill to 10%.
