Dubai, UAE – August 21, 2025 - A luxurious villa in Dubai’s prestigious Emirates Hills community has been sold for USD 71 million (AED 260 million), setting a new record for the most expensive single-plot property in the area, according to Eden Realty.
The 50,000-square-foot estate, featuring seven bedrooms, was never publicly listed. Instead, it was offered exclusively to pre-qualified buyers, underscoring the confidential nature of ultra-prime property transactions in Dubai.
The transaction was brokered by Eden Realty and Dubai Sotheby’s International Realty. Fabricio Saltini, Managing Partner at Eden Realty, represented the seller, while Michael Charalambous of Dubai Sotheby’s International Realty acted on behalf of the buyer.
Saltini emphasized the privilege of managing the landmark sale:
“Representing this property was a privilege, not only because of its exceptional scale and location but also due to the trust placed in us to ensure discretion throughout the process.”
He added that the achievement highlighted Eden Realty’s strong network, deep market knowledge, and unwavering commitment to confidentiality, which are crucial to securing such high-value results.
Located on Emirates Hills’ prestigious Golden Mile, the mansion enjoys panoramic views over serene lakes and the Address Montgomerie golf course. The sale further cements Eden Realty’s role in the community, with the firm involved in three of the area’s top four highest-value villa transactions to date:
Barney Crompton, Partner and Co-Founder of Eden Realty, commented:
“The fact that Eden Realty participated in three out of four high-value transactions speaks volumes about Dubai’s ultra-luxury market’s strength and resilience.”
He added:
“Global demand for unique assets remains unmatched. Emirates Hills continues standing as a crown jewel attracting high-net-worth investors.”
Often compared to Beverly Hills, Emirates Hills is regarded as one of the UAE’s most exclusive residential communities, home to royalty, celebrities, and leading business figures. The record-breaking sale at USD 71 million reaffirms the community’s position as a global destination for ultra-high-net-worth individuals seeking unmatched luxury and privacy.
