Image: DXBinteractDUBAI, UAE – Dubai's luxury property market maintained its momentum in May, with buyers investing nearly AED5 billion ($1.36 billion) in off-plan homes priced above AED5 million, highlighting continued confidence in the emirate's premium residential sector.
According to market analysis from luxury real estate brand Keturah, a total of 391 off-plan villa and apartment transactions were recorded during the month, representing combined sales of AED4.96 billion ($1.35 billion). The figures translate to an average of around 12 luxury homes sold every day throughout May, with an average transaction value of AED12.7 million ($3.46 million).
Villa sales accounted for the largest share of transaction value, generating AED2.51 billion ($683 million) across 184 deals. Apartments closely followed, with 207 transactions totaling AED2.45 billion ($667 million).
Demand was particularly strong in the villa segment between AED10 million and AED20 million ($2.72 million to $5.45 million), where 60 transactions generated AED834.2 million ($227 million) in sales. Another 23 villa transactions valued at AED746.3 million ($203 million) were recorded within the AED20 million to AED50 million ($5.45 million to $13.61 million) category.
On the apartment side, activity was concentrated in the AED5 million to AED10 million ($1.36 million to $2.72 million) segment, which accounted for 158 of the 207 transactions completed during the month, according to DXBinteract data.
The latest figures underline the depth of demand for premium residential products in Dubai, where luxury developments continue to attract both international investors and end-users seeking long-term residency, lifestyle and wealth preservation opportunities.
“This is the equivalent of almost 400 homes each worth more than £1 million in London, and $1.36 million in New York, being sold in a single month,” said Talal M Al Gaddah, CEO and Founder of the Keturah luxury brand.
“It says a great deal about Dubai's standing among the world's leading real estate markets, and about the depth of confidence that continues to exist here.”
Al Gaddah added: “This market has proven over many years that its resilience is structural rather than cyclical. When conditions become more challenging, that foundation holds, and serious capital continues to move.
"At the same time, the definition of luxury in real estate is evolving, as global investors focus more on wellness, liveability, environmental quality, privacy, and long-term residency potential."

Developers operating in the ultra-premium segment have increasingly tailored projects to meet these expectations, particularly in waterfront, branded and master-planned residential communities.

As Dubai continues to strengthen its position as a global destination for wealth migration and luxury real estate investment, demand for premium off-plan properties remains a key driver of market activity.
