Image: SuppliedDUBAI, UAE – Dubai's luxury off-plan residential market recorded $1.01 billion (AED3.72 billion) in sales during June 2026 for homes priced above $1.36 million (AED5 million), highlighting continued investor demand for premium real estate, according to market analysis released by the Keturah luxury brand.
The analysis found that off-plan villa sales generated $438.4 million (AED1.61 billion) from 141 transactions, while off-plan apartment sales reached $577.1 million (AED2.12 billion) across 166 transactions, with an average sale price of $3.29 million (AED12.1 million) per home.
Villa activity was strongest in the $1.36 million-$2.72 million (AED5-10 million) price segment, where 99 transactions generated $174.0 million (AED639.2 million) in sales.
A further 30 villa transactions were completed in the $2.72 million-$5.45 million (AED10-20 million) range, generating $113.2 million (AED415.6 million).
According to DXBinteract data, apartment sales were also concentrated in the $1.36 million-$2.72 million (AED5-10 million) bracket, with 111 transactions worth $196.6 million (AED722.3 million), followed by 33 deals in the $2.72 million-$5.45 million (AED10-20 million) segment, generating $129.5 million (AED475.7 million).
In addition to the 307 off-plan transactions completed during the month, developers also recorded $275.0 million (AED1.01 billion) in sales from 58 completed luxury homes priced above $1.36 million (AED5 million), with an average value of $4.74 million (AED17.4 million) per property.

The highest end of Dubai's luxury market also remained active during June, with seven villa transactions in the $5.45 million-$13.61 million (AED20-50 million) range generating $56.6 million (AED207.9 million), alongside five villa sales between $13.61 million-$27.23 million (AED50-100 million) worth $93.9 million (AED344.9 million).
Luxury apartments recorded 18 sales in the $5.45 million-$13.61 million (AED20-50 million) segment, totalling $142.0 million (AED521.5 million), while three apartment transactions in the $13.61 million-$27.23 million (AED50-100 million) range generated $53.6 million (AED197 million).
A penthouse in Business Bay also changed hands for $54.5 million (AED200 million) during the month.
Dubai Islands recorded the highest number of off-plan transactions above $1.36 million (AED5 million) in June with 48 sales, followed by Dubai South with 39, and Palm Jumeirah with 22.
