Cheval Maison Sulaymaniyah Moves into Design Phase in Riyadh

RIYADH, SAUDI ARABIA – Cheval Collection has completed the concept design phase for Cheval Maison Sulaymaniyah in Riyadh, with schematic design now under way as preparations continue for the development of the luxury serviced apartment project.

The company confirmed that construction site ground works are currently in progress, with main construction expected to commence in the first quarter of 2027 and project completion anticipated in the fourth quarter of 2028.

Cheval Maison Sulaymaniyah is being developed through a partnership between Cheval Collection and Saudi Arabia-based Ladun Investment Company. The project represents Cheval Collection's second property in Saudi Arabia and one of five properties across the Middle East.

The development will feature 134 luxury serviced apartments, including studio, one-bedroom and two-bedroom residences. Each apartment will include a private kitchen, while most residences will also feature balconies. Additional facilities will include a dining outlet, retail unit, gymnasium and swimming pool.

Commenting on the project, Quentin Ricks, Chief Technical Services Officer at Cheval Collection, said:

"Cheval Maison – Sulaymaniyah brings a new concept in serviced residences to Riyadh, where luxury accommodation is in big demand. Guests are increasingly seeking the comfort and autonomy of a residence combined with the conveniences and services of a hotel, and we are seeing a strong appetite for flexible accommodation for business trips, relocation stays and multigenerational travel. In Saudi Arabia and the wider Middle East, long-stay guests are more discerning than ever, with expectations to match."

The design of Cheval Maison Sulaymaniyah draws inspiration from both Salmani and Najdi architectural styles, combining traditional Saudi heritage with contemporary design and construction principles.

According to the company, the integration of these architectural influences aims to create a distinctive identity that reflects both local culture and modern hospitality expectations.

Ricks added:

"We have focused on preserving Saudi culture while bringing modern urban design into the mix. Salmani architecture, hallmark of urban development in Riyadh, strikes a balance between tradition and current design trends, while Najdi architecture is characterised by central courtyards, geometric openings and climate-adaptive design. Guests will experience a seamless blend of the two at Cheval Maison - Sulaymaniyah."

Located near King Salman Park in central Riyadh, the development will have a built-up area of 24,150 square metres distributed across three storeys and two basement levels.

Like all Cheval Collection properties, the development will participate in the Cheval DISCOVERY loyalty programme through the company's partnership with the Global Hotel Alliance.

Cheval Collection continues to expand its regional footprint, operating Cheval Maison – The Palm Dubai, which opened in 2023, and Cheval Maison – Expo City Dubai, which opened in 2025. The company is also developing Cheval Ladun Living in Riyadh, another partnership with Ladun Investment Company, which is scheduled to open in the fourth quarter of 2027.

Earlier this year, Cheval Collection also entered the branded residences market with the launch of Cheval Residences Dubai Islands, with additional projects planned across the UAE and the wider region.
