BEYOND Developments reports construction progress across Dubai Maritime City, with key milestones achieved across multiple projects.

Dubai, UAE: BEYOND Developments has confirmed continued construction progress across its Dubai Maritime City masterplan, with key structural milestones achieved across multiple projects within its approximately 8 million sq. ft. waterfront development.

The update reflects ongoing delivery across ARIA, SARIA, ORISE, SENSIA, and THE MURAL, reinforcing execution discipline and alignment with approved timelines across the master-planned district.

The progress comes against the backdrop of the UAE’s highly structured real estate ecosystem, underpinned by regulatory oversight, escrow protections, and institutional frameworks designed to ensure transparency and investor protection.

BEYOND Developments highlighted that the market’s governance structure, supported by RERA and established legislative frameworks, continues to provide the foundation for consistent delivery and long-term investor confidence.

Project-by-project progress update

ARIA

Scheduled for completion in Q1 2027, ARIA has reached 72.9% overall progress. The superstructure is fully completed, while blockwork and plastering have reached 95%. Interior finishing works are advancing up to Level 30, and MEP first-fix works have been completed. Façade installation has progressed to Level 20, further defining the tower’s presence on the Dubai Maritime City skyline.

SARIA

SARIA has achieved 10.32% overall progress as per RERA. Following the appointment of Gulf Asia Contracting LLC as main contractor in Q4 2025, more than 7,500 cubic meters of concrete have been cast. Structural works have advanced through the Foundation, Ground Floor, and Podium levels, with Podium 3 currently in progress. Completion is anticipated in Q1 2028.

ORISE

ORISE has reached 5.99% overall progress as per RERA. With enabling works completed and ASGC Construction LLC appointed as main contractor, foundation works are progressing steadily. The project is targeting completion of the ground slab by June 2026, with core walls expected to reach Podium 1 within the next quarter.

SENSIA

SENSIA stands at 4.67% overall progress as per RERA. Enabling works have been completed and General Contracting Company LLC has been appointed as main contractor. Over 1,050 cubic meters of concrete have been poured, with the project advancing toward its ground slab milestone in May 2026.

THE MURAL

THE MURAL has achieved 6.43% overall progress as per RERA. Following completion of enabling works and contractor appointment, construction is advancing with more than 1,000 cubic meters of concrete poured. The project is progressing toward underground and ground slab completion by June 2026.
