ASICO Development advances smart building operations through its new Digital Twin and IoT initiative. Image: ASICODubai, UAE: As part of its long-term digital transformation strategy, ASICO Development has announced a major new initiative focused on enhancing the performance, sustainability, and operational intelligence of its existing buildings through the implementation of Digital Twin technology, IoT integration, and advanced data-driven asset management.
The move builds on the company’s recently launched Building Information Modelling (BIM) programme for new developments and now extends this digital framework into the operational phase of its existing asset portfolio. The initiative represents a significant step toward the creation of a fully connected, intelligent real estate ecosystem across ASICO’s developments.
ASICO is currently evaluating and piloting a range of technologies that enable older buildings to be digitally reconstructed, monitored, and optimised using real-time performance data. This process begins with high-precision laser scanning surveys to generate accurate 3D as-built models of priority assets. These models are then converted into BIM-based digital twins that centralise building documentation, equipment specifications, operational data, and maintenance history within a single intelligent platform.
The digital twins will be further enhanced through the integration of IoT sensors directly connected to key building systems, including HVAC, power, water, and indoor environmental controls. These systems will feed live data into real-time monitoring dashboards, providing continuous insight into energy consumption, equipment performance, and early-warning alerts. Predictive maintenance models will also be deployed to identify anomalies before failures occur, significantly reducing unplanned downtime and extending the lifespan of critical building assets.
This approach ensures that ASICO’s existing buildings benefit from the same transparency, efficiency, and planning advantages traditionally reserved for newly developed smart assets.
By integrating IoT and BIM technologies, ASICO aims to drive meaningful improvements in energy efficiency through continuous system optimisation, while also enhancing occupant comfort, safety, and reliability. The use of real-time data will enable earlier detection of mechanical issues, improve response times, and support more informed, data-driven operational decisions. Centralised digital documentation will also streamline workflows for facility management teams, contractors, and asset managers across the portfolio.
Beyond operational gains, the initiative supports ASICO’s broader sustainability objectives by reducing resource waste, optimising power and water usage, and improving long-term environmental performance across its existing developments.

All digital twin models will be developed in accordance with Dubai Building Code requirements and BIM information standards, ensuring full regulatory alignment and consistency between new and existing assets.
