Image: ArdeeDubai, UAE: Ardee has officially broken ground on the Fairmont Residences Al Marjan Island and Fairmont Al Marjan Island Hotel, a $545 million (AED 2 billion) beachfront development that marks a major milestone for Ras Al Khaimah’s evolving coastal real estate and hospitality landscape.
The on-site groundbreaking ceremony signals the start of construction on one of the emirate’s most anticipated waterfront projects, located on Al Marjan Island. The development is positioned as a flagship project within Ardee’s broader coastal vision, setting the tone for a new phase of branded, resort-led living in the northern emirate.
Following the successful completion of enabling works, piling has now commenced, representing the project’s first major construction milestone. Full site mobilisation is underway, with works spanning nearly 1.2 million square feet of gross floor area across both the residential and hotel components. Piling works are scheduled for completion by April 2026, allowing for a seamless transition into main construction phases.
As the first development within Ardee’s wider 5.6 million square foot masterplan, the project establishes the benchmark for design quality, lifestyle positioning and execution standards across the destination.
The Fairmont-branded scheme will comprise 519 branded residences and townhouses, four signature sea villas, and an integrated 250-key hotel. Scheduled for completion in 2028, it represents one of the largest branded coastal developments currently underway in Ras Al Khaimah.
Residents will benefit from a resort-style lifestyle combining private beach access, fitness and wellness facilities, family and adults-only pools, curated social and dining spaces, and direct connectivity to the adjoining Fairmont hotel, creating a fully integrated residential and hospitality experience.
