Alef Group's new Linar development in Al Mamzar will feature six towers and more than 2,600 homes overlooking the waterfront.SHARJAH, UAE – Alef Group has unveiled Linar, a new waterfront residential destination in Al Mamzar with a development value of AED4 billion ($1.09 billion), marking the company's first project with direct coastal frontage.
The launch represents a significant milestone for the Sharjah-based developer as it expands its portfolio of master-planned communities and responds to growing demand for waterfront living in the emirate.
Located on the border between Sharjah and Dubai, Linar is positioned to offer residents a combination of waterfront lifestyle, urban connectivity and access to major destinations across both emirates. The development occupies a strategic location near Corniche Road and Al Taawun Street, placing key attractions including Al Mamzar Beach Park, Sharjah Aquarium and Expo Centre Sharjah within close proximity. Both Sharjah International Airport and Dubai International Airport are accessible within a 15-minute drive.
Buyer interest has been strong since the project's initial launch. Following robust demand for Expressions of Interest in Tower A, Alef Group expanded registrations to Towers B and C. The developer confirmed that all Phase One Expressions of Interest have now been fully reserved, covering 1,572 residential units with a combined value exceeding AED2 billion ($545 million).
With Phase One fully subscribed, the company is preparing to open Expressions of Interest for Towers D and E as momentum continues to build around the project.
Designed as a mixed-use waterfront community, Linar will comprise five residential towers and one commercial tower incorporating retail and service-oriented space. Upon completion, the development will deliver a total of 2,620 residential units across towers ranging from 50 to 55 storeys. The first residents are expected to begin moving into Tower A from 2030 onwards.
Sustainability forms a central part of the development strategy. The project incorporates lower-carbon concrete made using recycled and alternative materials, while internal roads and driveways will utilise rubberised asphalt. Renewable energy generation will also be supported through photovoltaic panels integrated into the development's parking podiums and landscaped areas.
