The ultra-luxury developer, founded by Abbas Sajwani in 2021, has acquired Shangri-La Dubai for $300 million, adding one of Sheikh Zayed Road’s most recognisable assets to its portfolio. The move further strengthens the company’s presence along the emirate’s central commercial artery and signals its growing influence in shaping the future of the corridor.
Opened in 2003, Shangri-La Dubai ranks among the most iconic hospitality destinations on Sheikh Zayed Road. The mixed-use tower offers uninterrupted views of both the Burj Khalifa and the Arabian Gulf, a combination enjoyed by only a select number of properties in the city. For Abbas Sajwani, a long-time guest of the hotel, the acquisition extends beyond a strategic investment. The deal marks a personal milestone while advancing AHS Properties’ vision of strengthening its footprint along one of Dubai’s most prestigious and sought-after real estate corridors.
The acquisition of Shangri-La Dubai forms part of a wider strategy by AHS Properties to strengthen its presence along Sheikh Zayed Road. The developer already operates AHS Tower on the corridor and recently launched AHS City, a large-scale mixed-use development at its entrance that is expected to become the company’s most ambitious project to date. Together, the three assets establish a significant footprint along one of Dubai’s most strategically important stretches of real estate, connecting key business hubs, residential communities and lifestyle destinations across the emirate.
The acquisition adds an iconic anchor asset to a portfolio that already includes AHS Tower, a recently sold-out Grade-A commercial development on Sheikh Zayed Road, and AHS City, the developer’s flagship master-planned, mixed-use community on the corridor with a forecast gross development value of USD 6.8 billion (AED 25 billion).
