Abu Dhabi Records $3.54bn Residential Sales in April 2026

ABU DHABI, UAE – The Abu Dhabi Real Estate Centre (ADREC) has released its latest performance indicators covering the past eight weeks, highlighting continued stability and sustained momentum across the emirate’s property market.

The update forms part of ADREC’s ongoing efforts to enhance transparency and provide a clearer view of market dynamics, reinforcing confidence among investors, developers and stakeholders operating within Abu Dhabi’s real estate sector.

According to ADREC data, the market has maintained consistent performance levels, supported by strong sales and rental activity, continued project launches and sustained demand for both ready and off-plan residential units.

Approximately 2,600 residential unit sales transactions were recorded in March 2026, compared to around 2,700 transactions in January and more than 3,100 in February. Activity strengthened further in April, with residential sales exceeding 3,200 transactions, surpassing levels recorded earlier in the year.

In value terms, April recorded more than AED13 billion ($3.54 billion) in residential unit sales, reflecting continued demand and stable market conditions. These figures include both off-plan and ready property transactions, with ready unit sales remaining a key indicator of immediate market demand.

Balanced performance across ready and off-plan segments

Over the eight-week period, the market followed a typical seasonal pattern, with strong activity in January and February, relative stabilisation in March, and a renewed increase in April.

Ready unit sales reached 482 units in March, with a total value of approximately AED1.2 billion ($327 million), compared to a monthly average of around 560 units valued at AED1.6 billion ($435 million) during January and February. In April, 529 ready units were sold, generating approximately AED1.6 billion ($435 million), consistent with historical norms.

Meanwhile, off-plan activity remained robust, supported by the launch of several high-profile developments, including Tara Park by Modon, Manchester City Yas Residences by Ohana Development, Yas Park Place by Aldar, and Sobha City Abu Dhabi.

These launches underline continued developer confidence and the strength of Abu Dhabi’s development pipeline, with ADREC continuing to monitor and register off-plan transactions within its real estate registry.

Moderate price adjustments and resilient market fundamentals

ADREC noted that pricing across the market remains largely stable. While there has been a slight increase in the proportion of properties recording price adjustments over the past two months, the overall impact remains limited.

Approximately 90 percent of listed properties have either maintained or increased their asking prices. Among properties that did experience adjustments, around 85 to 90 percent recorded reductions of less than 10 percent, indicating that changes remain modest and do not reflect broader structural shifts in the market.

The residential rental sector has continued to strengthen, with the number of leased and active units rising steadily on a weekly basis since the beginning of 2026.

This upward trajectory reflects sustained demand across Abu Dhabi’s housing market, supported by population growth, economic activity and the emirate’s positioning as a stable and attractive destination for long-term investment.
