Abu Dhabi Property Market Ends 2025 Strong on Growth and PropTech

ABU DHABI, UAE: Abu Dhabi’s property market concluded 2025 on a strong footing, building on sustained year-on-year growth across sales, rentals and off-plan activity. Reflecting this performance, dubizzle, the UAE’s leading classified platform, has released its in-depth analysis of the market’s growth drivers, buyer behaviour and emerging trends.

The report highlights continued confidence across residential segments, supported by expanding inventory, steady investor demand and increased adoption of technology across the real estate ecosystem.

Ready sales show growing inventory and shifting buyer preferences

The ready property segment in Abu Dhabi continued to gain traction in 2025, driven by strong buyer activity across both established and emerging communities.

Luxury apartment investors remained focused on Yas Island, Saadiyat Island and Al Raha Beach, with Yas Island recording a notable 17.69% increase in average price per square foot.

Mid-tier apartment demand was led by Al Reem Island, Masdar City and Baniyas, while Al Reef, Al Ghadeer and Al Shamkha continued to attract buyers seeking affordable options. Al Reef recorded a 12.67% rise in average apartment price per square foot, securing its position as the top-performing affordable apartment location.

In the villa segment, Abu Dhabi’s island communities, including Yas Island, Saadiyat Island and Al Jubail Island, drew strong interest from luxury buyers. Mid-tier villa demand centred on Al Reem Island, Al Raha Gardens and Al Samha, with the average villa price in Al Reem Island reaching approximately $165,800 (AED 608,700) in 2025.

Affordable villa demand remained concentrated in Al Reef, Al Shamkha and Zayed City. Al Reef delivered the highest apartment ROI at 9.35%, while Masdar City recorded the highest villa ROI at 8.98% across all budget categories.

Rental market remains resilient across segments

Abu Dhabi’s rental market sustained steady growth throughout 2025, driven by rising demand across a wide range of neighbourhoods.

Luxury apartment renters continued to favour Al Raha Beach, the Corniche Area and Yas Island. Mid-tier rental demand was strongest in Al Reem Island, Al Muroor and Al Khalidiyah, where annual rents rose to approximately $32,400 (AED 119,000), $14,700 (AED 54,000) and $26,100 (AED 96,000) respectively.

For luxury villas, Yas Island, Saadiyat Island and Al Bateen remained top choices. Mid-tier villa renters gravitated towards Shakhbout City, Al Samha and Al Raha Gardens, with average annual rents in Al Samha reaching around $38,100 (AED 140,000).

Khalifa City and Al Nahyan continued to register the strongest demand for affordable rental apartments and villas.

Off-plan segment continues to drive long-term demand

Abu Dhabi’s off-plan market remained a key growth engine in 2025, supported by a steady pipeline of new launches catering to long-term investors.

Gardenia Bay on Yas Island emerged as the most sought-after luxury off-plan apartment project. Manarat Living on Saadiyat Island and Yas Bay also attracted strong interest from luxury buyers.

In the mid-tier segment, Reem Hills on Al Reem Island led demand, followed by Royal Park in Masdar City. Affordable off-plan apartment buyers showed high interest in Reeman Living in Al Shamkha, Granada in Zayed City and Nawayef Park Views on Al Hudayriat Island.

Luxury villa buyers and investors focused on Saadiyat Lagoons, Yas Park Views and Al Jurf Gardens, while mid-tier demand centred on Reem Hills, Bayn by Ora in Ghantoot and Royal Park. Affordable off-plan villa demand remained strong in Fay Al Reeman 2, Casares and Al Naseem Community.
