Bodrum, Türkiye: Set on the peninsula of Cennet Koyu, overlooking the Mediterranean on three sides, the location of Bulgari Resort & Mansions Bodrum captures the enduring appeal that has drawn visitors to this stretch of the Turkish coast for millennia. With uninterrupted sea views and a rare sense of seclusion, the site became the natural choice for Bulgari Hotels & Resorts as it expands its global portfolio to a 13th destination, scheduled to open in 2027.

The development is being delivered in collaboration with Turkish developer AHEN and Milan-based architectural studio ACPV Architects (Antonio Citterio Patricia Viel). Together, they are transforming the peninsula through a carefully layered masterplan that balances large-scale intervention with environmental sensitivity.

The First Completed Mansion Unveiled

In July, the project reached a significant milestone with the unveiling of the first completed mansion, attended by Silvio Ursini, Executive Vice President of Bulgari Hotels & Resorts, and Patricia Viel, Co-Founder of ACPV Architects.

This initial residence marks the beginning of a residential offering that will ultimately comprise more than 100 private homes, available in four typologies ranging from 850 to 2,800 square metres, with three- to six-bedroom configurations. Each mansion features private pools, landscaped gardens and panoramic Mediterranean views.

Complementing the residential component, the Bulgari resort will include 43 guest rooms and 40 standalone villas. Owners will enjoy full access to resort amenities, including two beach clubs, multiple signature dining venues, wellness and fitness facilities, and a 300-seat open-air amphitheatre overlooking the sea.

Masterplanning With Precision And Care

A detailed scale model of the peninsula reveals the complexity and restraint underpinning the masterplan. The development relies on a sophisticated system of terracing, with elevated gardens, recessed entrance levels and extensive subterranean infrastructure housing parking and plant facilities. Green roofs and locally appropriate landscaping further integrate the architecture into its natural surroundings.

The result, according to the project team, is a community where residents experience privacy, security and immersion in nature. This sense of responsibility, both to the local environment and to future residents is a guiding principle for Bulgari’s approach to destination development.

Interiors Defined By Comfort And Craft

Inside the completed mansion, the design philosophy becomes immediately apparent. Residents enter from the rear at first-floor level, where a full-height glass façade opens onto uninterrupted sea views. A dramatic bronze staircase leads down into a double-height living space, while bedrooms and ancillary areas are arranged to balance privacy with ease of shared living.

Despite the scale and architectural presence, the interiors feel warm and inviting. This atmosphere is achieved through the meticulous use of materials including locally sourced brushed travertine, oiled teak and honed marble, all finished with a tactile sensitivity that prioritises comfort over ostentation.

If the design sounds restrained, that is intentional. As Patricia Viel explains: “We’re not interested in making people feel expensive. We want people to feel comfortable. Our material palette has a grounding quality.” She highlights the master bathroom as a personal favourite, describing a small outdoor terrace where one can recline among plants, elevated above the garden and pool below. “You look up only at the sky. The feeling is like suspended reality.”

A 25-Year Design Partnership

ACPV Architects has collaborated with Bulgari for 25 years, shaping the design language that defines the brand’s global hospitality and residential portfolio. Reflecting on this evolution, Viel notes: “It’s no exaggeration… to say that we’ve shifted the dial of what luxury looks and feels like in this sector.”

She recalls a move away from the era of highly stylised design hotels toward a more informal, enduring luxury, one that prioritises privacy, social balance and the refinement of everyday experiences. “We wanted to make sure simple things were exquisite. And the possibility of opening windows,” she adds.

Luxury Rooted In Authenticity

Standing at the water’s edge, Silvio Ursini reflects on Bulgari’s broader vision. “We spotted 25 years ago the desire for people to expand their understanding of luxury brand allegiance beyond products and into experiences,” he says. For Ursini, the strength of the Bulgari brand lies in its Italian sensibility, expressed through design, service, food and atmosphere.

As Bulgari Resort & Mansions Bodrum moves toward its 2027 opening, the project stands as a carefully considered fusion of architecture, landscape and lifestyle, one that redefines luxury not through excess, but through authenticity, comfort and an enduring connection to place.
