35 Luxury Mansions to Open Within Emirates Palace Grounds in Abu Dhabi

Emirates Palace, Mandarin Oriental Mansions will introduce 35 ultra-luxury beachfront residences in Abu Dhabi, with completion scheduled for 2029.

ABU DHABI, UAE - Abu Dhabi’s Emirates Palace Mandarin Oriental is set to introduce private home ownership within its grounds for the first time, with the launch of 35 ultra-luxury branded mansions along the capital’s Ras Al Akhdar coastline.

The project, named Emirates Palace, Mandarin Oriental Mansions, was announced by Emirates Palace Company, Lead Development and Mandarin Oriental Hotel Group. The development will comprise a limited collection of private beachfront residences within the grounds of one of Abu Dhabi’s most recognisable hospitality and state-event destinations.

Completion is scheduled for 2029.

The launch marks a significant new chapter for Emirates Palace, which has long been associated with official state events, royal delegations, international gatherings and luxury hospitality. By introducing a private residential component within the palace grounds, the development will create a rare ownership opportunity in one of the capital’s most prestigious coastal locations.

The mansions will be positioned near several of Abu Dhabi’s major national landmarks, including Qasr Al Watan and The Founder’s Memorial, along the Corniche. The location places the project within a highly visible cultural and civic corridor, while maintaining direct access to the waterfront setting of Ras Al Akhdar.

Humaid Matar AlDhaheri, board member at Emirates Palace Company, said the development reflects growing confidence in Abu Dhabi’s property market.

“This development represents a significant addition to the urban landscape of the Emirate of Abu Dhabi and reflects the growing confidence in its real estate sector,” he said.

The project also strengthens the role of branded residences in Abu Dhabi’s prime real estate market, where demand for limited, hospitality-led homes continues to grow among regional and international buyers. With only 35 mansions planned, the development is expected to appeal to high-net-worth buyers seeking privacy, service, waterfront access and proximity to one of the UAE capital’s most established luxury addresses.

Mounir Haidar, co-founder and managing partner of Lead Development, said building within the Emirates Palace grounds came with “a responsibility we do not take lightly.”

Laurent Kleitman, group chief executive of Mandarin Oriental Hotel Group, said the project would deepen the hospitality brand’s presence in Abu Dhabi through a private residential offering.

Opened in 2005, Emirates Palace has become one of Abu Dhabi’s defining landmarks. The property has hosted heads of state, royal delegations and major international events, and has been operated by Mandarin Oriental since 2020.

Lead Development said its portfolio exceeds $8.17 billion (AED30 billion) across residential, hospitality and mixed-use projects in the UAE.

The launch of Emirates Palace, Mandarin Oriental Mansions comes as Abu Dhabi continues to expand its luxury residential offering, supported by long-term demand for waterfront living, branded residences and limited-supply prime assets. The project further reinforces the capital’s position as a destination for ultra-luxury real estate linked to hospitality, culture and landmark urban settings.
