Image: SuppliedDUBAI, UAE – Whitewill has reported sustained demand across Dubai and Abu Dhabi’s ultra-luxury residential property markets, reflecting continued investor confidence and a clear preference for high-quality, prime assets.
The international luxury real estate agency noted that while demand remains strong, the market is becoming increasingly selective, with capital concentrating around established locations and credible developments.

Across both markets, clients are prioritising legal security, trusted developers, and assets that can preserve value over time. Image: SuppliedIn Dubai, activity is largely concentrated in the secondary market, with consistent demand for studios and one- to two-bedroom apartments in areas such as Business Bay, Bluewaters Island, Downtown Dubai, Dubai Harbour, and waterfront communities including Port de La Mer.
Most transactions are typically recorded between $272,000 (AED1 million) and $817,000 (AED3 million), while prime waterfront assets generally range between $1.09 million (AED4 million) and $1.63 million (AED6 million). Ultra-luxury properties continue to exceed $10.89 million (AED40 million).
Among notable transactions, Whitewill facilitated the transfer of a duplex penthouse at Bluewaters Residence for $24.5 million (AED90 million). The 875 sqm property features a private terrace, pool, and panoramic sea views, reflecting ongoing demand for trophy assets in prime waterfront locations.
The agency also advised on the acquisition of an ultra-luxury villa at Signature Mansions on Palm Jumeirah for $11.4 million (AED41.9 million), further demonstrating buyer willingness to invest in high-quality, long-term assets.
In Abu Dhabi, demand remains more concentrated and is largely driven by off-plan activity, particularly within branded and concept-led developments on Yas Island.
Transactions are primarily focused on villas and larger units, along with select two- and three-bedroom apartments, with most deals ranging between $817,000 (AED3 million) and $1.91 million (AED7 million).
Whitewill reported multiple placements at Manchester City Yas Residences by Ohana, with combined transactions exceeding $8.17 million (AED30 million).
The project itself recorded more than $1.6 billion in sales within 72 hours, positioning it among the fastest-selling launches in Abu Dhabi. Whitewill secured over $8.7 million in early-stage transactions, including multiple off-plan villas.

Key segments include investors focused on capital preservation and stable returns, end-users purchasing for lifestyle and relocation, and opportunistic buyers targeting discounted secondary assets.
Whitewill also noted strong interest from European, Indian, and Asian buyers, alongside UAE-based expatriates in sectors such as finance and healthcare.
Whitewill expects market conditions across Dubai and Abu Dhabi to remain stable, with pricing holding firm in the primary market and buyer activity continuing to focus on quality assets and established locations.
The agency indicated that transaction volumes are likely to remain consistent, supported by ongoing demand for well-positioned developments offering strong legal frameworks, reliable developers, and long-term value potential.
