Groundbreaking ceremony marks the official start of construction at Mirdad in Dubai Motor City. Image: LinkedInDubai, UAE: Union Properties PJSC has officially broken ground on Mirdad, a flagship community development valued at USD 544 million, marking the company’s second major residential project in Dubai Motor City. The milestone reflects Union Properties’ renewed growth strategy, focused on thoughtful master planning, architectural quality and wellness-oriented urban environments.
The groundbreaking ceremony was attended by Mohamed Fardan Ali Al Fardan, Chairman of Union Properties; Abdul Wahab Al Halabi, Vice Chairman; Eng. Amer Khansaheb, CEO and Board Member; along with members of the company’s board and senior leadership. The event underscored a collective commitment to delivering integrated communities that promote long-term liveability and a strong sense of place.
Spanning approximately 356,931 square feet, Mirdad will comprise four architecturally refined residential towers delivering a total of 1,087 homes. The development will include a select collection of luxury lofts alongside contemporary apartments designed to maximise natural light, offer open views and support flexible modern living.
Residents will benefit from more than 26 curated indoor and outdoor amenities, creating a holistic lifestyle environment that prioritises wellbeing, recreation and community interaction. The project integrates smart building systems, landscaped green areas and sustainability-led features throughout the masterplan.
Mirdad has been conceived with a strong emphasis on environmental performance and future-ready infrastructure. The development will incorporate energy-efficient facades and materials, extensive green spaces and electric vehicle infrastructure. Of the 1,294 parking spaces planned, 647 will be equipped with EV charging capability, reinforcing Union Properties’ commitment to sustainable mobility solutions.
Enabling works for the project include the excavation of approximately 446,000 cubic metres of soil and the construction of a 716-metre shoring boundary, establishing the foundation for the next phase of construction.
Located in the heart of Dubai Motor City, Mirdad benefits from proximity to established retail and leisure destinations, as well as two upcoming public parks. Its strategic position between Al Maktoum International Airport and Dubai International Airport further enhances its appeal for residents and investors seeking connectivity, lifestyle convenience and long-term value.
Scheduled for completion in the fourth quarter of 2028, Mirdad represents a key chapter in Union Properties’ evolution, aligning architectural excellence with sustainability and community-centric design.
