Dubai, United Arab Emirates: The latest Market Pulse insights released by Property Finder show sustained home-buying appetite in the UAE, with 69% of respondents in September and October 2025 stating their intention to purchase a property within the next six months. The trend reinforces the strong demand recorded earlier in July and August, underscoring continued confidence in the UAE’s residential market despite evolving expectations around future pricing.

The findings highlight a nuanced shift: while 40% of residents now anticipate a price correction, this has not diminished buyer interest. A further 32% expect prices to rise, and 29% foresee stability—illustrating a cautious yet proactive buyer mindset that prioritises long-term opportunity over short-term market volatility. Buyers appear increasingly focused on timing, affordability and lifestyle requirements rather than waiting for sizeable market adjustments.

Consistent Momentum Across September and October

A month-by-month breakdown offers additional clarity. In September, 70% of respondents planned to buy within the next six months, followed by 68% in October—a marginal dip but still indicative of robust interest. October’s larger respondent pool (3,313 responses versus 2,987 in September) also provides a wider and more detailed snapshot of consumer sentiment.

Pricing expectations followed a similarly balanced trend.

September: 39% expected decreases, 33% predicted increases, and 28% anticipated stable pricing.

October: 40% expected decreases, 31% predicted increases, and 29% foresaw stability.

These light month-to-month variations suggest that buyers are making informed, measured decisions rather than reacting strongly to short-term sentiment shifts.

Market Confidence Remains Strong

Commenting on the findings, Cherif Sleiman, Chief Revenue Officer at Property Finder, stated: “The latest Property Finder Market Pulse shows that UAE buyers are approaching the property market with thoughtfulness and confidence. Even as expectations around price shift modestly, they continue to move ahead with their plans, reflecting a market that values timing and affordability without waiting for extreme fluctuations. This sustained engagement signals not just resilience in short-term demand, but trust in the long-term stability of the UAE real estate sector, highlighting its attractiveness for residents and investors alike.”

The Market Pulse results reinforce the UAE’s position as one of the region’s most stable and attractive real estate environments. Strong buyer engagement, combined with moderate and well-balanced pricing expectations, signals a marketplace driven by confidence, long-term planning and continued population growth.
