Tiger Properties unveils $10bn Tiger Downtown Ajman, a lagoon-front master community with 76 buildings, retail, and residential towers.Ajman, UAE: Tiger Properties has announced the launch of Tiger Downtown Ajman, a new lagoon-front master community valued at $10 billion, marking one of the largest private real estate investments announced in the northern emirate to date.
Planned as a “city within a city”, the development will be located in the Al Alia district and span five million square metres of built-up area, structured around a central lagoon, landscaped promenades, residential towers and mixed-use buildings. The masterplan provides for 76 buildings, including 20 lagoon-front structures, alongside retail, commercial and community infrastructure designed to support long-term urban and economic activity.
At the heart of Tiger Downtown Ajman is a central lagoon covering approximately 13,795 square metres, with a water edge extending around 375 metres. The waterfront is positioned as a defining feature of the development, shaping both the residential environment and the public realm.
The wider masterplan integrates residential, retail and commercial components, with approximately 77,000 square metres of retail space and around 41,000 square metres of commercial space, intended to accommodate shops, cafés, restaurants, offices and essential services.

The initial release comprises six residential towers, offering fully furnished studios, one-, two- and three-bedroom apartments, duplexes and a limited collection of penthouses. Bookings are currently open for this phase.
Apartments are being introduced with a 70/30 payment plan, under which 70 percent of the purchase price is payable during construction, with the remaining 30 percent settled after handover through scheduled instalments. Entry-level pricing for units in Orchid Towers starts from approximately $114,300, the company said.
Beyond residential offerings, Tiger Downtown Ajman will feature more than 25 community amenities, including lagoon-view swimming pools, sports courts, a multi-purpose dome, outdoor cinema spaces, amphitheatre-style areas, children’s play zones and landscaped parks.
The masterplan also incorporates internal and external jogging tracks, elevated walkways and linear green corridors designed to enhance walkability and connectivity across the site.
Tiger Properties said engineering and excavation works for the lagoon will progress in parallel with the construction of Orchid Towers, ensuring the waterfront environment is integrated into the community as it takes shape.

Handover for Orchid Towers is currently targeted for the fourth quarter of 2028, with subsequent phases expected to introduce additional lagoon-front residences and community infrastructure in line with the overall masterplan.
