Taraf And Masdar City Launch Fay Hills Sustainable Residential Masterplan

Abu Dhabi, United Arab Emirates: Taraf, the real estate division of Yas Holding, has entered into a strategic partnership with Masdar City to deliver Fay Hills, a 153-acre residential masterplan shaped around sustainability, wellness and human-centred living.

Located within Masdar City, Fay Hills is envisioned as a low-density, thoughtfully planned community comprising four interconnected residential villages. The neighbourhoods will be linked by shaded green corridors, landscaped parks and curated water features, creating a walkable, nature-integrated environment that promotes balance, wellbeing and long-term liveability.

Design-Led Living Within A Sustainable Urban Framework

The masterplan brings together Taraf’s design-driven development philosophy with Masdar City’s established sustainability framework, resulting in a calm, future-ready residential destination. Emphasis has been placed on human-scale design, environmental responsibility and seamless transitions between indoor and outdoor living, reinforcing the project’s commitment to quality of life and low-impact urban development.

As part of the joint venture, the partners have also launched Fay Gardens, the first village and Phase One of the Fay Hills masterplan.

Fay Gardens Launches As Phase One

Spanning 33 acres, Fay Gardens will introduce 130 design-led villas ranging from four to six bedrooms. The homes are organised around three signature parks, Terra, Aria and Azura, each curated to deliver a distinct lifestyle experience, from social gathering spaces and active zones to tranquil, nature-focused settings.

The neighbourhood reflects the core principles underpinning Fay Hills, including walkable streets, abundant greenery, shaded communal areas and fluid indoor–outdoor living environments designed to support modern family life.
