Sheikh Mohammed Approves $1.44bn Land Allocation for Emiratis in Dubai

Dubai, UAE: His Highness Sheikh Mohammed bin Rashid Al Maktoum, Vice President, Prime Minister and Ruler of Dubai, has approved the allocation of 4,631 residential land plots valued at $1.44 billion (AED5.3 billion) for Emirati citizens across key areas of the emirate.

The allocation spans over 71 million square feet across Al Eyas, Latifa City, and Mushrif, forming part of Dubai’s broader citizen housing programme aimed at delivering integrated, sustainable residential communities.

The initiative reflects Dubai’s approach to long-term urban planning, with the residential plots designed to support the creation of well-connected, community-focused neighbourhoods that prioritise quality of life and sustainability.

The allocation process will be conducted through the Emirati platform on the DubaiNow app within the coming week, enabling a streamlined and accessible experience for beneficiaries.

His Highness Sheikh Mohammed bin Rashid Al Maktoum emphasised that providing suitable housing for Emirati families remains a central pillar of Dubai’s development strategy.

His Highness Sheikh Mohammed said,

Today we approved the allocation of 4,631 residential plots valued at AED5.3 billion, spanning an area of over 71 million square feet in Al Eyas, Latifa City and Mushrif areas. Our vision is consistent: Dubai’s true capital is its people and their families. The UAE citizen will always remain at the top of our priorities.

His Highness added,

Our goal is for Dubai to become the world’s best city for family life by offering a leading urban ecosystem that combines an integrated social environment and advanced housing supported by state-of-the-art infrastructure and services. By meeting citizens’ needs and anticipating their future aspirations, Dubai will remain the city that embraces people’s dreams and offers every family a more stable living environment, creating a cohesive community where everyone thrives.

The new residential allocation is part of a comprehensive development vision aligned with the Dubai 2040 Urban Master Plan, focusing on people-centric urban growth, sustainability, and enhanced quality of life.

The planned communities will incorporate green and open spaces, integrated service centres, and modern infrastructure, designed to promote wellbeing, social interaction, and long-term urban resilience.

Detailed allocation across key communities

The largest portion of the allocation includes 2,540 residential plots in Al Eyas, covering approximately 39 million square feet. The area will feature a range of community amenities, including mosques, a neighbourhood Majlis, retail centres, a school, and an early childhood centre, alongside parks and a dedicated green pathway with cycling tracks connecting all neighbourhoods.

In Latifa City, 1,761 residential plots have been allocated across 28 million square feet, with planned facilities including mosques, parks, retail centres, a school, an early childhood centre, a community Majlis, and a Quran memorisation centre.

Meanwhile, 330 residential plots in Mushrif, spanning 4 million square feet, will include two mosques, a family park, a retail centre, and supporting infrastructure.

Commenting on the initiative, Eng. Marwan bin Ghalita, Director-General of Dubai Municipality, stated,

It reflects His Highness Sheikh Mohammed’s commitment to the welfare of citizens and the continuous enhancement of their wellbeing by meeting their housing needs within integrated urban environments that foster the stability of Emirati families and elevate their overall living experience.

He added that Dubai Municipality remains committed to implementing His Highness’s directives by developing future-ready residential communities supported by sustainable infrastructure and integrated services, in line with the objectives of the Dubai Social Agenda 33.

The allocation further reinforces Dubai’s long-term vision of becoming a global benchmark for family-friendly urban living, where housing, infrastructure, and community services are seamlessly integrated to support both current needs and future aspirations.
