Sharjah's property market recorded $844 million in transactions during May, driven by strong sales activity across residential, commercial and industrial assets. SHARJAH, UAE – Sharjah’s real estate sector recorded transactions worth AED3.1 billion ($844 million) through 7,119 transactions in May, highlighting continued investor confidence in the emirate’s property market.
According to data released by the Sharjah Real Estate Registration Department, the total area traded through sales transactions reached approximately 9.5 million square feet during the month.
Ownership certificate transactions accounted for the largest share of activity, reaching 2,902 transactions, representing 40.8% of the total. Ownership deed transactions followed with 2,776 transactions, accounting for 39% of overall activity.
Mortgage transactions reached 718 deals, representing 10.1% of total transactions, with a combined value of AED934.7 million ($254.5 million).
Initial sales contracts accounted for 513 transactions, or 7.2% of the total, while valuation transactions reached 210, representing 2.9%.
Sales activity was recorded across 115 areas throughout the emirate and covered residential, commercial and industrial properties. The total included 913 land transactions, 683 transactions involving subdivided units and 255 transactions involving developed land.
According to WAM, the highest-value real estate transaction recorded during May took place in Al Sajaa Industrial, involving a land deal worth AED92 million ($25 million). Al Mamzar registered the largest mortgage transaction of the month, involving land valued at AED80 million ($21.8 million).
Overall, Sharjah recorded 1,851 sales transactions during May.
Sharjah City accounted for 1,315 sales transactions, with Muwaileh Commercial leading activity at 328 transactions. Al Khan followed with 218 transactions, while Rodhat Al Sidr recorded 158 and Mezairah registered 59.
In terms of transaction value, Muwaileh Commercial ranked first with AED276.6 million ($75.3 million), followed by Al Sajaa Industrial with AED190.1 million ($51.8 million), Al Menhaz with AED150 million ($40.8 million) and Tilal with AED145.3 million ($39.6 million).
In the Central Region, 440 sales transactions were recorded, with Al Belaida accounting for the highest number of deals at 133 transactions. Industrial Area 4 recorded the highest trading value in the region at AED77.8 million ($21.2 million).
The Eastern Region, which includes Kalba, Khor Fakkan and Dibba Al Hisn, recorded 96 sales transactions. Al Mudeifi led the region in both transaction volume and trading value, recording 29 deals worth AED31.6 million ($8.6 million).
