Image: SuppliedDUBAI, UAE – Shamal Holding has awarded Dutco Construction the main construction works contract for its new residential development on the former Dubai Zoo site in Jumeirah 1, marking the start of the project's main construction phase.
The appointment of one of the UAE's leading Tier 1 contractors represents a significant milestone for Shamal's premium residential leasing community, which will transform one of Dubai's most recognisable historic sites while preserving its character and connection to Jumeirah.
The development will repurpose the former Dubai Zoo site into a low-rise residential community designed to retain the location's distinct identity and historical significance.
Dutco Construction was selected based on its reputation for quality, delivery excellence and workforce capability, reinforcing Shamal's commitment to partnering with best-in-class organisations.
The two companies have previously collaborated on infrastructure works at Dubai Harbour and Dubai Harbour Marinas, establishing a strong working relationship and shared understanding of Shamal's development standards.

Unlike traditional residential developments, the community will remain under Shamal's ownership, with all homes offered exclusively for premium leasing, placing long-term stewardship and resident experience at the centre of the investment strategy.

The architectural design will feature clean geometry and natural materials, complemented by shared courtyards, landscaped open spaces and a large central park. Mature trees from the former Dubai Zoo will be preserved to maintain the site's natural character and historical legacy while creating a slower, more spacious urban environment.
Residents will have access to a clubhouse, wellness area, children's play area, family swimming pool, lounge and gym, alongside communal spaces designed to encourage everyday interaction and foster a strong sense of community.
Designed to integrate with the surrounding Jumeirah neighbourhood, the development will combine privacy, greenery and walkability, creating a residential environment that balances heritage with contemporary living.
