Saudi Arabia Railways, DHC launch transit-oriented housing in Riyadh

Saudi Arabia Railways partners with Dedicated Housing Company to develop a hospitality-inspired, transit-oriented residential community in Riyadh’s Al Malaz district, featuring serviced living and direct metro connectivity.

Riyadh, Kingdom of Saudi Arabia: Saudi Arabia Railways (SAR) has partnered with Dedicated Housing Company (DHC) to deliver a new hospitality-inspired residential community in Riyadh’s Al Malaz district, marking a strategic step in the city’s evolving urban development landscape.

Located adjacent to the East Network railway station and directly connected to the metro, the development is designed to support modern urban living while strengthening integration between residential communities and public transport infrastructure. The project will introduce serviced residential accommodation aimed at professionals, business travellers and intercity commuters seeking flexible, well-connected living environments.

Hospitality-led residential concept

Branded under the URBN Living platform, the development will span two neighbouring plots with a combined land area of approximately 13,000 square metres. The project will comprise more than 450 residential units, providing over 1,600 beds across a range of formats, including fully furnished suites, studio apartments and shared serviced residences. The mix is designed to accommodate both short- and long-term stays, responding to changing lifestyle and mobility patterns in the capital.

The community will place strong emphasis on shared amenities and social interaction. Planned facilities include co-working lounges, communal kitchens, laundry services, fitness spaces and dedicated recreational areas, creating a balanced living environment that blends privacy with community engagement.

Supporting transit-oriented development

With its immediate access to rail and metro services, the project aligns closely with Riyadh’s Transit-Oriented Development (TOD) objectives. By concentrating high-quality residential living around major transport hubs, the initiative aims to reduce reliance on private vehicles, improve connectivity and support more sustainable patterns of urban growth.

The residential community will be operated by URBN Living and delivered in line with international hospitality and residential standards. Completion is expected within 36 months.

Joint venture expertise

The development is being led by Dedicated Housing Company (DHC), a joint venture between Majd Investment, Sumou Global Investment and Strategic Housing Group (SHG). The partnership combines local market insight with international development and operational expertise, positioning the project as a benchmark for future residential developments linked to transport infrastructure.

“These projects represent a vision for the future of residential communities in the Kingdom of Saudi Arabia,” said a spokesperson for Dedicated Housing Company (DHC). “Our partnership with Saudi Arabia Railways brings together infrastructure and global expertise to introduce a new residential model that responds to the growing demand within the hospitality sector.”

By integrating contemporary design, shared lifestyle amenities and seamless transport connectivity, the Al Malaz development is expected to contribute to Riyadh’s broader urban transformation, supporting economic activity, workforce mobility and long-term community wellbeing.
