Qatar’s Property Sector Shows Steady Growth Amid Active November Trading

Qatar’s real estate transactions reached USD 620.2m in November 2025, with strong activity across Al Rayyan, Doha and Al Wakrah, new data shows.

Doha, Qatar: Qatar’s real estate market maintained strong momentum in November 2025, with total transaction volumes reaching USD 620.2 million (QAR 2.261 billion), according to data released by the Real Estate Registration Department at the Ministry of Justice.

The Ministry’s latest Real Estate Bulletin reported the registration of 530 real estate transactions during the month. Market indicators pointed to broad-based growth, with the Real Estate Sales Index recording a 7 percent increase in the number of properties sold, while both the Transaction Value Index and Traded Area Index rose by 7 percent and 4 percent, respectively.

Al Rayyan, Doha and Al Wakrah lead transaction values

Among Qatar’s municipalities, Al Rayyan, Doha and Al Wakrah led the market in terms of transaction value during November. They were followed by Al Daayen, Umm Salal, Al Khor and Al Thakhira, Al Shamal and Al Shahaniya in overall transaction activity.

In value terms, real estate transactions reached USD 219.3 million (QAR 798.7 million) in Al Rayyan Municipality, USD 189.3 million (QAR 689.68 million) in Doha Municipality, and USD 94.1 million (QAR 342.89 million) in Al Wakrah Municipality. This was followed by USD 50.5 million (QAR 184 million) in Al Daayen, USD 37.5 million (QAR 136.6 million) in Umm Salal, USD 16.3 million (QAR 59.4 million) in Al Khor and Al Thakhira, USD 13.4 million (QAR 48.7 million) in Al Shamal, and USD 0.3 million (QAR 1.22 million) in Al Shahaniya.

Traded areas and transaction volumes

In terms of traded land area, Al Rayyan Municipality accounted for 39 percent of total traded areas during November, followed by Doha at 19 percent and Al Wakrah at 15 percent. Umm Salal and Al Daayen each represented 8 percent, while Al Shamal accounted for 7 percent and Al Khor and Al Thakhira made up 4 percent of total traded areas.

Looking at the number of properties sold, Al Rayyan again led the market with 27 percent of total transactions, followed by Doha at 24 percent, Al Wakrah at 16 percent, Umm Salal and Al Daayen at 9 percent each, and Al Khor and Al Thakhira at 3 percent.

Price ranges and high-value transactions

Average square-foot prices during November varied across municipalities, ranging from USD 147–229 (QAR 535–832) in Doha, USD 76–111 (QAR 276–405) in Al Wakrah, USD 88–124 (QAR 319–450) in Al Rayyan, and USD 82–110 (QAR 300–400) in Umm Salal. In Al Daayen, prices ranged between USD 95–150 (QAR 346–545), while Al Khor and Al Thakhira recorded averages of USD 62–96 (QAR 226–350). Al Shamal saw prices between USD 33–64 (QAR 120–233), and Al Shahaniya recorded an average of USD 41 (QAR 149) per square foot.

The highest-value transactions during the month involved ten properties, with six recorded in Al Rayyan, three in Doha, and one in Al Wakrah.

Mortgage activity remains robust

Mortgage activity also remained strong, with 115 mortgage transactions completed during November, representing a total value of USD 1.03 billion (QAR 3.76 billion).

Doha Municipality led mortgage activity with 45 transactions, accounting for 39.1 percent of all mortgaged properties, followed by Al Rayyan with 40 transactions. Al Daayen recorded 11 transactions, while Al Wakrah and Umm Salal each recorded eight transactions. Al Shamal saw two transactions, and Al Khor and Al Thakhira recorded one transaction.

In value terms, Doha ranked first with mortgage transactions totalling USD 629.1 million (QAR 2.29 billion), while Al Khor and Al Thakhira recorded the lowest mortgage value at USD 0.67 million (QAR 2.44 million).

Continued sector growth supported by reforms

Real estate trading data for November 2025 indicates that Qatar’s property sector continues to experience steady and sustained growth across investment and commercial segments. The ongoing momentum reflects the impact of recently introduced laws, regulations and decrees governing real estate registration, notarisation, ownership, usufruct and investment frameworks designed to attract both local and foreign capital.

This performance underscores the resilience of Qatar’s economy and reinforces the real estate sector’s role as a core pillar of national economic development, supported by regulatory reform and long-term investment confidence.
