Qatar Real Estate Transactions Exceed $543.4m in December 2025

Qatar’s real estate market recorded over $543.4m in transactions in December 2025, led by Doha and Al Rayyan, with strong residential activity.

Doha, Qatar: Qatar’s real estate market closed December 2025 on a strong footing, with transaction values exceeding $543.4 million, reflecting sustained activity across municipalities and property segments, according to data issued by the Real Estate Registration Department at the Ministry of Justice.

The volume of real estate transactions recorded during the month reached more than QAR1.99 billion ($543.4 million), with a total of 456 transactions registered, as outlined in the Ministry of Justice’s Real Estate Bulletin.

Doha, Al Rayyan lead transaction values

According to the Real Estate Market Index, Doha, Al Rayyan and Al Daayen municipalities recorded the highest transaction values in December, followed by Umm Salal, Al Wakrah, Al Khor and Al Thakhira, Al Shamal and Al Shahaniya.

Doha Municipality accounted for transactions valued at QAR873.67 million, while Al Rayyan Municipality recorded QAR654.3 million. Al Daayen Municipality followed with QAR178.3 million in transactions, ahead of Umm Salal at QAR108.18 million and Al Wakrah at QAR106.58 million.

Transaction values in Al Khor and Al Thakhira Municipality reached QAR46.38 million, while Al Shamal recorded QAR28.3 million and Al Shahaniya registered QAR3.86 million.

Al Rayyan tops traded areas and transaction volumes

In terms of traded areas, Al Rayyan Municipality ranked first, accounting for 36 percent of total traded land, followed closely by Doha at 35 percent and Al Daayen at 8 percent. Al Wakrah represented 7 percent, Umm Salal 6 percent, Al Khor and Al Thakhira 4 percent, Al Shamal 3 percent, and Al Shahaniya 1 percent.

By number of transactions, Al Rayyan Municipality led the market with 34 percent of total properties sold, followed by Doha at 27 percent and Al Wakrah at 11 percent. Umm Salal and Al Daayen each accounted for 9 percent, while Al Khor and Al Thakhira represented 5 percent, Al Shamal 4 percent, and Al Shahaniya 1 percent.

Price ranges and high-value transactions

Average square-foot prices during December ranged between QAR569 and QAR913 in Doha, QAR339 and QAR466 in Al Rayyan, and QAR365 to QAR627 in Al Daayen. Prices in Al Wakrah ranged from QAR246 to QAR481, while Umm Salal recorded QAR305 to QAR462. In Al Khor and Al Thakhira, prices ranged between QAR220 and QAR317, compared with QAR158 to QAR300 in Al Shamal and QAR174 in Al Shahaniya.

Transaction data showed that the ten highest-value property sales in December were evenly split between Doha Municipality and Al Rayyan Municipality, underlining their continued dominance in the high-value segment.

Residential unit activity remains robust

Residential unit transactions also recorded notable activity, with 236 transactions completed during December at a combined value of QAR363.9 million.

Overall, December’s trading figures indicate that Qatar’s real estate sector continues to demonstrate steady growth across multiple investment and commercial segments, maintaining the positive momentum seen in recent months.

This performance has been supported by the introduction of new laws and regulatory decisions related to real estate brokerage, registration and notarisation, ownership and usufruct rights, as well as measures aimed at attracting both domestic and international capital. Together, these indicators reinforce the resilience of Qatar’s economy and the central role of real estate as a key pillar of long-term economic development.
