Designed by Zaha Hadid Architects (ZHA), the development marks a pivotal moment in Ras Al Khaimah’s ascension as the UAE’s next world-class coastal investment destination and introduces a new benchmark for luxury waterfront living.
Located steps from the UAE’s first integrated resort, Wynn Al Marjan Island, Oystra will feature 850 one- to four-bedroom seafront residences, each positioned to maximise panoramic views of the Arabian Gulf. The project’s fluid architectural language—signature to ZHA—brings a sculptural, wave-inspired silhouette to the emirate’s skyline, setting a new standard for contemporary coastal design.
Curated lifestyle offerings form an integral part of the development. Residents will enjoy world-class wellness facilities, a beach club and spa, and an elevated signature dining destination positioned at the project’s highest point. Encircling this space will be Ras Al Khaimah’s first and only 360° infinity pool, offering dramatic, uninterrupted vistas over the island.
The groundbreaking comes on the heels of strong global and regional demand, with Phase 1 fully sold out. Richmind has now officially launched Phase 2, reinforcing investor confidence in high-growth beachfront markets such as Ras Al Khaimah. Construction remains on track for the 2029 handover.
Richmind has assembled an internationally acclaimed team to deliver Oystra as a legacy project. Zaha Hadid Architects leads the conceptual design, introducing a bold, fluid form not previously seen on Al Marjan Island. Dewan Architects + Engineers is translating this vision into technical reality, including the engineering of a 40-metre curved steel truss to preserve ZHA’s uninterrupted architectural language.
HBA brings hospitality-grade interior design, while Cracknell shapes a landscape deeply connected to the seafront environment, ensuring the outdoors becomes an experiential extension of the architecture.
