Strategically located within the Burj Khalifa District, Marasi Bay is emerging as a curated ecosystem that blends high-end living, premium office space, five-star hospitality, leisure, and wellness experiences. Seamlessly connected to Downtown Dubai, Business Bay, DIFC, Dubai Design District (D3), and Dubai International Airport, it offers unmatched access to the heart of the city.

Resort-Style Living on the South Side

Alongside the newly acquired island, OMNIYAT is unveiling a series of resort-style amenities along the south side of Marasi Bay, further cementing its vision for redefined urban waterfront living.

The Marasi Bay Marina, operated by OMNIYAT, includes superyacht berths, an exclusive Yacht Club, tender boat services, and jetty lounges accessible to boat owners and guests of The Lana Hotel. The Signature Pavilion – a 10,000 sq. ft. floating retail and events venue – adds to the waterfront’s dynamic character.

The south promenade will also feature a mix of public and private-use amenities including a padel court, children’s play area, running track, and an immersive art trail.

A Private Floating Island for Residents

At the heart of Marasi Bay’s green offering is Sunset Park, a 30,000-sq. ft. floating island reserved exclusively for OMNIYAT residents. This unique park integrates wellness and community with private dining spaces, picnic lawns, a yoga terrace, sensory and meditation gardens, and event lawns. It also includes a chef’s kitchen, indoor event areas, and a dedicated dog park—all connected by the scenic waterfront promenade.

VELA Viento: A Masterpiece in the Sky

OMNIYAT’s residential portfolio continues to expand with VELA Viento, Dorchester Collection, Dubai, a residential tower rising 180 metres over Marasi Bay. Designed by Foster + Partners, the building features 95 extraordinary residences with panoramic views of the Burj Khalifa and Downtown Dubai.

Each residence offers expansive terraces, some with pools, double-height spaces, and floating dining rooms. Interiors by Gilles & Boissier offer refined elegance, with select Horizon Residences available in bespoke designs by Banda Studio. Legacy Projects That Define the District

In Q1 2024, OMNIYAT launched The Lana Hotel and Residences, Dorchester Collection, Dubai, the brand’s first hotel in the Middle East. Designed by Foster + Partners, the property is home to the region’s first Dior Spa and set a new benchmark with the sale of its penthouse as the most expensive property ever sold in the Burj Khalifa District.
