Neoterra Breaks Ground on $35m ELMORA in Jumeirah Garden City

Dubai, UAE: Neoterra Developments has commenced construction on ELMORA at Jumeirah Garden City, marking a key milestone in the company’s expansion within Dubai’s residential sector.

The upscale residential tower, with a gross development value of approximately $35.4 million (AED130 million), is strategically located just off Sheikh Zayed Road, offering close proximity to key business and lifestyle destinations, including Dubai International Financial Centre and the recently announced $27.2 billion (AED100 billion) DIFC 2.0 expansion.

The groundbreaking ceremony signals the transition of the project from concept to execution, with completion scheduled for February 2028.

Strong early demand with majority of units sold

ELMORA has already recorded strong market traction, with nearly 80% of units sold prior to the start of construction. The development comprises 85 fully furnished residences, including studio, one-bedroom, and two-bedroom apartments.

Studios and one-bedroom units have been fully sold, while a limited number of two-bedroom units remain available, starting from approximately $463,000 (AED1.7 million).

The project is being delivered in collaboration with GRID, which is serving as the Development Lifecycle Management (DLM) partner, overseeing design, construction, and go-to-market execution.
