399 Hills Park in Dubai Hills Estate is nearing completion as National Properties advances the project toward final handover. Image: WAMDUBAI, UAE – National Properties, the real estate arm of National Bonds, has announced that construction of 399 Hills Park, its residential and retail development in Dubai Hills Estate, has reached 97 percent completion, placing the project in its final phase ahead of handover.
Valued at AED1 billion ($272.3 million), the development reflects continued momentum across Dubai’s residential market, where demand for high-quality, lifestyle-led communities remains strong.
The project forms part of Dubai Hills Estate’s expanding portfolio of mixed-use developments, combining residential units with retail components designed to support a community-focused living environment.
Mohammed Qasim Al Ali, Group CEO of National Bonds, said, “Dubai’s real estate fundamentals have never been stronger, driven by sustained demand for high-quality developments across both residential and commercial sectors. Dubai’s residential real estate market achieved record performance in 2025, supported by strong growth in both sales value and transaction activity."
He added that total sales exceeded AED540 billion ($147 billion), representing an annual increase of around 25 percent, while transaction volumes surpassed 200,000, up approximately 18 percent compared to 2024.

“This reinforces our conviction in developing and retaining high-quality residential communities such as 399 Hills Park, which is designed to meet evolving lifestyle expectations while delivering long-term value for investors," he said.
As construction approaches completion, the development is positioned to contribute to Dubai’s broader residential supply pipeline, which continues to expand in response to population growth, investor demand and the emirate’s long-term urban development strategy.
National Bonds also confirmed that National Properties is preparing to launch several new real estate projects, aimed at supporting the growing demand for high-quality residential and commercial assets across Dubai.
