Modon's Hudayriyat Golf Estates has generated more than $3.54 billion in sales within days of its launch on Hudayriyat Island. Image: ModonABU DHABI, UAE – Modon has announced record-breaking sales of more than $3.54 billion (AED13 billion) within days of launching Hudayriyat Golf Estates on Hudayriyat Island, setting what the developer says is the highest publicly recorded sales value for a single residential project launch in the UAE.
The gated master-planned community achieved the milestone after selling 1,700 golf mansions, villas and townhouses, highlighting strong demand from both local and international buyers for premium residential developments in Abu Dhabi.
According to Modon, the sales performance reflects growing confidence in Abu Dhabi's real estate market and reinforces Hudayriyat Island's emergence as one of the emirate's leading lifestyle destinations.
Designed around privacy, wellbeing and premium living, Hudayriyat Golf Estates attracted a diverse buyer base, with 15% of purchasers being non-UAE residents, while 81% were new customers to Modon.
The development combines Andalusian-inspired architecture with dual waterfront and fairway views, centred around a 95-hectare golf course. A 2.3-kilometre green spine links the community's residential neighbourhoods with a range of lifestyle amenities, including a clubhouse, wellness and fitness facilities, retail and leisure offerings, co-working spaces and a school.
Commenting on the milestone, His Excellency Jassem Mohamed Bu Ataba Al Zaabi, Chairman of Modon Holding, said:
"This strong demand reflects the growing global confidence in Abu Dhabi and the UAE, underpinned by the leadership’s long-term vision, economic strength and commitment to sustainable development. It reinforces the emirate’s position as one of the world’s most attractive destinations for investment, talent and quality of life."

At Modon, our focus is on creating integrated destinations that bring these elements together in a way that delivers enduring value for residents, investors and the wider city."
Ibrahim Al Maghribi, Chief Executive Officer of Modon Real Estate, said:
"Hudayriyat Golf Estates has been designed to offer a distinctive residential experience centred around quality, privacy and active living. The response from buyers reflects the appeal of the community, its unique setting and the strength of demand for thoughtfully planned homes in Abu Dhabi. We are grateful for the trust placed in Modon and look forward to bringing this community to life."
Located approximately 20 minutes from downtown Abu Dhabi and 30 minutes from Zayed International Airport, Hudayriyat Golf Estates also provides direct access to Hudayriyat Island's growing portfolio of sports and leisure attractions, including Surf Abu Dhabi, the Velodrome, and an extensive network of cycling, running and recreational trails.
