Modon Properties has introduced Wadeem, its inaugural residential plots community on the east side of Hudayriyat Island. This marks the first opportunity for buyers to acquire freehold land within a master-planned coastal setting in Abu Dhabi.
Wadeem features 900 freehold plots ranging from 600 to 800 m², offering strong design flexibility with a 70–75% Gross Floor Area (GFA) ratio. Prices begin at approximately $870,000 (AED 3.2 million) per plot. A 50/50 payment plan is available, with only 10% due upfront. Handover is expected in late 2025.
Wadeem emphasizes a lifestyle immersed in green space, with expansive parklands, pedestrian-friendly corridors, and wellness-focused amenities. Residents will enjoy cycling and jogging trails, sports facilities, BBQ areas, beachfront access, a clubhouse, a community center, and retail offerings.

Wadeem is the first plotted residential development within the broader Hudayriyat Island masterplan, which spans more than 51 million m². The larger vision includes townhouses, villas, low-rise apartments, sports destinations, and public parks. Previous launches such as Nawayef and Nawayef Park Views have seen strong buyer interest and quick sellouts.
Analysts estimate that off-plan plots in the area could generate a return on investment of 7 to 8 percent. Continued development of infrastructure, premium amenities, and Abu Dhabi’s strategic urban planning are expected to support long-term value appreciation, attracting both investors and end-users.
