Abu Dhabi, United Arab Emirates: Abu Dhabi-based developer Modon Holding has awarded a major construction contract valued at USD 1.36 billion (AED 5 billion) for two large-scale residential developments on Hudayriyat Island, reinforcing the emirate’s ongoing investment in premium waterfront and lifestyle-led communities.

The contract covers the construction of Nawayef East and Nawayef West, two high-end residential projects that together will deliver 735 luxury villas, according to a disclosure made by Modon Holding to the Abu Dhabi Securities Exchange (ADX).

Elevated villa communities on Hudayriyat Island

The villas will be developed on man-made hills rising to heights of 45 metres and 55 metres, creating elevated residential neighbourhoods designed to offer panoramic views and a distinctive living environment. The developments form part of Modon’s broader vision for Hudayriyat Island as a destination for premium coastal living, integrating natural landscapes with carefully planned urban design.

While Modon confirmed the contract award value and scope of works, the company did not disclose the identity of the appointed contractor or provide a timeline for project completion.

Continued momentum across Modon’s portfolio

The Hudayriyat Island contract follows a series of significant project awards by Modon Holding in recent months. Earlier this month, the developer awarded a USD 272 million (AED 1 billion) contract to Trojan Construction Group for the execution of the Maysan residential project on Reem Island, underscoring sustained development activity across Abu Dhabi’s key urban growth corridors.

Strategic infrastructure expansion

In April, Abu Dhabi’s state-owned holding company ADQ announced the formation of a joint venture with International Holding Company (IHC) and Modon Holding to establish a dedicated infrastructure platform. The partnership is aimed at supporting large-scale, high-impact developments across the emirate, strengthening delivery capabilities and accelerating the rollout of strategic real estate and infrastructure projects.

The latest contract award highlights Modon Holding’s expanding role in shaping Abu Dhabi’s residential landscape, with a growing focus on luxury, master-planned communities that align with the emirate’s long-term urban and economic development objectives.
