Haus of Tenet by IRTH Group introduces an art-led executive office destination in Business Bay, Dubai. Image: IRTH GroupDubai, UAE: IRTH Group has unveiled Haus of Tenet, a first-of-its-kind art-led commercial office destination in Business Bay, setting a new benchmark for executive-grade workplaces in Dubai. Conceived as a “Haus for the few who move the many,” the project introduces a refined approach to commercial real estate, where architecture, intelligent planning, and curated art converge to shape the future of work.
Strategically positioned in Business Bay, Haus of Tenet enjoys seamless connectivity to Sheikh Zayed Road and Al Khail Road, while offering uninterrupted views across the Dubai Canal and Godolphin Stables. The development blends strong architectural intent with functional precision, creating workspaces designed to inspire focus, clarity, and long-term value.
Haus of Tenet is positioned as Dubai’s first purpose-built art-led office destination, where workspace design, culture, and curated art are embedded as integral elements of the development. Through a specially designed Collector’s Program, a thoughtfully curated collection of artworks will be integrated throughout the building, making art a permanent and evolving part of the everyday workplace experience.
By embedding art into the fabric of the project, IRTH Group offers investors an opportunity to participate in a broader legacy proposition. This approach elevates the asset’s long-term appeal, transforms offices into living cultural environments, and actively supports the regional art ecosystem, allowing investors to be part of both a commercial development and a lasting cultural narrative.
“At its core, Haus of Tenet embodies IRTH’s vision of creating enduring spaces where legacy, innovation, and design come together to shape the future of work. Haus of Tenet is conceived as unique and intentional workspace environments that match the premium lifestyle of today’s business leaders and decision-makers. A destination for those who move first, think differently, and shape the future where distinction, focus, and a rare sense of silence define the experience.
We wanted to move beyond the conventional office and create Dubai’s first art-led workplace where design and curated art are not afterthoughts, but core to the experience that is all about focus, clarity, and quiet confidence,” says Osman Celiker, CEO, IRTH Group.
The tower comprises up to 225 shell-and-core office units arranged across 87 clusters on 15 office floors, with a total gross floor area of 324,000 sq ft. Designed with flexible floorplates, Haus of Tenet introduces a refined cluster concept that caters to businesses seeking flexibility, privacy, and long-term scalability.
Offices are organised into distinct clusters, each accessed via a shared private lobby, creating a calm and semi-private arrival experience. While each office remains independently owned, clusters can be combined to form larger integrated environments, allowing workspaces to evolve alongside the needs of their occupants.
Complementing the office offering is approximately 60,000 sq ft of signature amenities designed to elevate the executive experience. These include refined private dining spaces, wellness areas focused on performance and recovery, an exclusive members’ club for curated conversations, a signature valet-serviced drop-off, and an artfully crafted lobby designed for seamless movement across the building.
A discreet private valet sequence is reserved exclusively for principal occupants, including founders, chairpersons, and senior decision-makers. Shielded from the rhythm of the city, this dedicated arrival experience offers a seamless transition from movement to presence, underscoring the project’s emphasis on privacy, hospitality, and prestige.
Complementing the office offering is approximately 60,000 sq ft of signature amenities designed to elevate the executive experience.Grounded in disciplined design principles and functional planning, Haus of Tenet is conceived as an architectural landmark for those who lead rather than follow. Defined by clarity of form and purposeful simplicity, the building is shaped by intent rather than excess.
A striking cantilever cuts through the structure, forming a bold architectural expression and serving as the soul of the design. More than a structural statement, it reflects a building conceived for innovators, leaders, and visionaries shaping what comes next.
The exterior façade departs from conventional glass towers, instead presenting a refined rhythm of vertical lines and deep, dark tones. The deliberate palette conveys timelessness, strength, and sophistication, giving the building presence without spectacle and elegance without noise.
Marking an important milestone for IRTH, Haus of Tenet is built around the idea that offices should reflect intent, culture, and clarity of purpose. Positioned at the crossroads of movement and skyline, the building stands as a new symbol in Dubai’s evolving urban narrative. It celebrates boldness through restraint, innovation through simplicity, and exclusivity through craftsmanship. Every detail from spatial planning to material selection has been carefully considered to create an environment where businesses and its leaders can truly thrive,
Osman added.
Haus of Tenet offices are offered with a structured payment plan linked to construction milestones, reinforcing IRTH Group’s commitment to transparency and value-driven development.
