DUBAI, UAE – India generated the highest level of international online interest in Dubai's real estate market over the past three months, according to new web traffic data released by fäm Properties.
The data, which excludes UAE-based traffic and measures only international visitors, found that India accounted for 20.59% of all overseas search traffic relating to Dubai property, reinforcing its position as one of the emirate's most significant international buyer markets.
The United Kingdom ranked second with 13.26%, followed by Egypt at 12.60%. The United States accounted for 8.99% of international search traffic, while Pakistan completed the top five with 6.94%.
The remaining countries in the top 10 were Saudi Arabia (5.72%), Australia (5.11%), Germany (4.16%), France (3.77%) and Canada (3.05%).
According to fäm Properties, India's leading position reflects its long-standing role as one of Dubai's largest overseas property investor markets, supported by strong trade ties, a sizeable Indian expatriate community in the UAE and continued demand for real estate as an investment and wealth diversification asset.
Firas Al Msaddi, CEO of fäm Properties, said:
"The online search data that we’ve compiled doesn't guarantee sales, and should be treated as a directional indicator of potential buyer interest rather than a precise forecast of future transactions.
“But what it does show is where global attention is genuinely concentrated right now. Search behaviour is an early signal, often months ahead of when that interest shows up in official transaction records.
“For a market as internationally driven as Dubai's, understanding where that demand is building can be just as important as tracking where it's already landed."
The report also highlighted the absence of China from the leading rankings, despite Chinese buyers traditionally representing an important segment of Dubai's international property market.
“This should be attributed to a difference in buying behaviour rather than any decline in interest,” explained Msaddi. “Chinese buyers tend to transact through agent networks, developer relationships, and word-of-mouth referrals rather than independent online research.”
Similarly, Russia, another traditionally strong overseas buyer market for Dubai real estate, ranked 12th, accounting for 2.50% of international search traffic.
