Golden Residence Demand Lifts Ajman Property Valuations to $2.7bn

Ajman records $2.7bn in real estate valuations in 2025, driven by Golden Residence demand and strong commercial and residential activity.

Ajman, UAE: Ajman’s real estate sector recorded strong valuation activity in 2025, with total real estate valuations exceeding $2.7 billion, supported by sustained investor interest and rising demand linked to the Golden Residence programme, according to data released by the Ajman Real Estate Index.

According to WAM, the Department of Land and Real Estate Regulation in Ajman reported the registration of 2,275 real estate valuation transactions during the year, with a combined value of more than $2.7 billion (AED 9.84 billion). The figures highlight the emirate’s growing appeal as a competitive investment destination offering a diverse range of property assets across residential, commercial, and industrial segments.

Golden Residence-linked valuations drive investor demand

Engineer Omar bin Omair Al Muhairi, Director-General of the Department of Land and Real Estate Regulation in Ajman, confirmed that valuation transactions related to real estate development project units reached 795 transactions with a total value of $14.2 million (AED 52.10 million). He also noted that 1,834 valuation transactions were registered for Golden Residence investors, amounting to $1.35 billion (AED 4.94 billion), underlining the programme’s role in driving investor activity during the year.

Engineer Omar bin Omair Al Muhairi stated that the annual statistics reflect the quality of the real estate sector and the diversity of investment opportunities suitable for various segments of investors interested in conducting their business in Ajman and benefiting from its exceptional advantages and high competitiveness.

Commercial properties lead valuation volumes

A breakdown of valuations by asset class showed that commercial properties led the market, with 436 valuation transactions valued at more than $1.42 billion (AED 5.22 billion). Residential properties followed, with valuations totalling $768 million (AED 2.82 billion), while industrial assets ranked third with a combined valuation of $476 million (AED 1.75 billion).

The Director-General of the Department of Land and Real Estate Regulation in Ajman added that the annual real estate report also covered personal valuation transactions, as well as valuations conducted for courts and institutions, reflecting the breadth of valuation activity across the emirate’s real estate ecosystem.

Ajman strengthens position as competitive investment destination

The 2025 performance underscores Ajman’s continued progress in strengthening regulatory transparency and expanding its investment base, positioning the emirate as an increasingly attractive market for long-term real estate investment within the UAE.
