Five Dubai Neighbourhoods Driving the UAE’s Wellness-First Property Market

Dubai, UAE: Dubai’s real estate market is increasingly moving beyond traditional notions of luxury or short-term investment appeal. Buyers and investors are now placing greater emphasis on wellness, sustainability, and community-centric living, with demand rising for low-density developments, integrated amenities, and neighbourhoods that prioritise open space and long-term livability.

According to the Dubai Land Department (DLD), the emirate attracted approximately 94,700 investors in the first half of 2025, marking a 26% increase compared to the same period in 2024. These investors accounted for more than 91,000 residential transactions valued at approximately $71.3 billion (AED 262.1 billion), representing a 36.4% year-on-year increase in transaction value.

Recent analysis by Emirati real estate developer Amaal indicates that districts offering a strong combination of green infrastructure, wellness-oriented amenities, and low-density planning are dominating high-value residential sales, particularly transactions above $2.7 million (AED 10 million). Based on this data, five neighbourhoods have emerged as key drivers of Dubai’s wellness-led residential landscape.

Meydan (Nad Al Sheba)

Meydan continues to gain recognition as one of Dubai’s most wellness-focused districts, benefiting from its proximity to Downtown Dubai while maintaining low-density residential layouts and expansive green corridors. Walkable streets, landscaped parks, and access to equestrian and sports facilities contribute to a lifestyle-driven environment that appeals to long-term residents.

In the second half of 2025, third-quarter data showed average apartment prices in Meydan rising to approximately $420 per sq ft (AED 1,543 per sq ft) compared with the previous year, reflecting sustained demand. With more than 70% of residential transactions taking place off-plan, buyer confidence remains closely aligned with districts offering strong infrastructure, open spaces, and future-ready planning.

Mohammed Bin Rashid City (MBR City)

Mohammed Bin Rashid City has positioned itself as a benchmark for green, family-oriented living in Dubai. The district integrates central parks, landscaped boulevards, and pedestrian-friendly layouts with high-quality villas and townhouses.

Transaction data from 2025 shows MBR City ranking consistently among Dubai’s leading neighbourhoods for high-value residential sales, particularly in the luxury villa segment. Its emphasis on wellness-driven urban design, combined with close proximity to Downtown Dubai, continues to attract buyers seeking a balance between city access and outdoor living.

Dubai Hills Estate

Dubai Hills Estate represents a mature example of suburban wellness living, centred around a large central park, championship golf course, jogging tracks, and tree-lined streets. The master-planned community also integrates retail, education, and leisure amenities within a walkable environment.

This blend of green infrastructure and everyday convenience has driven strong demand among families and long-term residents. Market data indicates that rental occupancy rates in Dubai Hills Estate reached approximately 86.5% in the first half of 2025, underlining the strength of community-led demand.

Palm Jumeirah

While Palm Jumeirah is globally recognised for luxury, its appeal increasingly lies in its wellness-focused lifestyle offering. Waterfront villas, landscaped promenades, and private beach access provide residents with opportunities for outdoor activity, recreation, and relaxation in a natural coastal setting.

Limited supply and the scarcity of new development plots continue to reinforce long-term value. In 2025, Palm Jumeirah led Dubai’s ultra-luxury residential market, accounting for the highest number of homes sold above $10 million during the second quarter of the year.

Emirates Hills

Emirates Hills remains Dubai’s most exclusive green villa enclave, defined by expansive plots, private gardens, golf course views, and a distinctly low-density layout. The community offers a high level of privacy while maintaining close connectivity to key business and lifestyle hubs.

Market analysis shows Emirates Hills consistently ranking among Dubai’s top districts for high-value villa transactions. In the first half of 2025, ultra-luxury villas in the community achieved average prices of around $1,342 per sq ft (AED 4,929 per sq ft), reflecting the premium placed on space, greenery, and wellness-oriented living.

As Dubai continues to expand, its residential market is increasingly shaped by sustainability, health, and lifestyle integration rather than speculative demand alone. With more than 61,800 residential units under construction during 2025, neighbourhoods that prioritise green infrastructure, walkability, and community-focused design are expected to outperform the wider market, signalling a clear shift toward wellness-first urban living in the emirate.
