Dubai South awards $544.6m HAYAT contract. Image: Dubai Media OfficeDubai, UAE: Dubai South Properties has awarded a contract valued at $544.6 million (AED2 billion) to Mohammed Abdulmohsin Al Kharafi & Sons LLC for the development of multiple phases of HAYAT by Dubai South, a large-scale master-planned residential community spanning approximately 10 million square feet.
The award marks a significant milestone in the delivery of HAYAT, reinforcing Dubai South’s continued expansion as a key residential and economic hub aligned with the emirate’s long-term urban development strategies.
Strategically located near Al Maktoum International Airport, the development is designed as an integrated community that combines connectivity, lifestyle, and wellness-focused living. The project reflects a broader shift in Dubai’s residential landscape toward master-planned environments that prioritise quality of life, accessibility, and long-term value.
HAYAT will feature approximately 2,500 residential units across a wide range of typologies, including townhouses, semi-detached homes, standalone villas, mansions, apartments, and hotel apartments. Unit configurations will range from one- to five-bedroom layouts, catering to both families and professionals seeking flexible and contemporary living environments.
The homes are designed with a minimalist architectural approach, focusing on open layouts, privacy, and functional living spaces. This design philosophy aligns with growing demand for modern residences that balance aesthetics with practicality and adaptability.
A defining feature of the HAYAT development is its emphasis on wellness-oriented living. The master plan incorporates a wide array of amenities aimed at enhancing both physical and social wellbeing.
Residents will benefit from landscaped parks, shaded walking trails, family play areas, outdoor recreation zones, fitness and wellness facilities, and community swimming pools. The development will also include landscaped gardens, dedicated social spaces, and relaxation areas designed to encourage community interaction.
Retail and lifestyle components are also central to the project, with a community mall and retail boulevard offering a mix of shops, cafés, and essential services. In addition, the master plan integrates lagoons and a scenic community lake, further enhancing the overall residential experience.
HAYAT’s location within Dubai South provides seamless access to key infrastructure and economic zones, including Al Maktoum International Airport, Sheikh Mohammed bin Zayed Road, Emirates Road, Jebel Ali Free Zone, and Dubai South Free Zone.
This connectivity positions the development as an attractive option for residents working across Dubai’s major commercial and logistics hubs, while also supporting its appeal to investors seeking long-term growth opportunities in emerging districts.
Construction is scheduled to commence in Q2 2026, with initial phases expected to be completed by 2028.

Dubai South continues to strengthen its broader ecosystem with a growing range of amenities, including public parks, sports courts, retail outlets, a 50,000 square foot hypermarket, a mosque, a petrol station, and a public transport link connecting to the Expo Metro station.
