Dubai's residential property market recorded $60.2 billion (AED221.3 billion) in sales across nearly 79,200 transactions during H1 2026, according to Cavendish Maxwell.DUBAI, UAE - Dubai's residential real estate market recorded AED221.3 billion ($60.2 billion) in property sales across almost 79,200 transactions during the first half of 2026, according to new analysis from leading real estate advisory and property consultancy Cavendish Maxwell.
The latest figures highlight continued momentum across the emirate's residential sector, with activity strengthening in June following a quieter May.
According to Cavendish Maxwell, 12,315 residential transactions worth AED25.17 billion ($6.85 billion) were completed in June 2026, representing an increase of nearly one-third compared to May, when 9,500 transactions worth AED22 billion ($5.99 billion) were recorded.
The off-plan market continued to lead activity during June, accounting for 9,442 transactions, equivalent to a 76% market share. Off-plan sales generated AED17.6 billion ($4.79 billion) during the month, up from AED15.2 billion ($4.14 billion) in May.

"Following a quieter May, partly because of the Eid holiday, residential sales rebounded in June, with an almost 30% month-on-month rise in transactions. While some of the increase reflects deals deferred from May, the recovery indicates investor confidence remained resilient despite recent regional uncertainty."
Despite the strong month-on-month recovery in June, Cavendish Maxwell noted that residential market activity during the first half of 2026 remained below the record levels achieved during the same period last year.
Overall, H1 2026 residential sales volumes declined by just under 14% year-on-year, while the total value of transactions fell by 15.7% compared with the first six months of 2025.
