Dubai's property market recorded its highest-ever monthly rental activity in June, alongside strong growth in residential sales across all property sectors.DUBAI, UAE – Dubai's real estate market recorded a record number of rental contracts in June as property sales grew in both value and volume month-on-month, signalling continued confidence across the emirate's property sector.
A market analysis released by fäm Properties showed that 40,022 rental contracts were registered in June, making it the highest monthly total on record.
The volume of new rental contracts increased 48.6% year-on-year to 19,245, while renewed contracts rose 28.5% year-on-year to 20,777, reflecting sustained demand from both new tenants and existing residents choosing to remain in Dubai.
Based on open data available from DXBinteract, June recorded 13,933 sales transactions worth USD9.04 billion (AED33.2 billion), representing a 35.5% month-on-month increase in transaction volume and a 14.9% month-on-month rise in value.
This brought total sales activity for the second quarter to 38,157 transactions worth USD30.01 billion (AED110.2 billion). During the first half of 2026, Dubai recorded 86,077 sales transactions with a combined value of USD77.92 billion (AED286.2 billion).

Month-on-month growth across every property segment highlighted the market's resilience during June.
Villa sales increased 46.5% month-on-month to 1,474 transactions worth USD2.04 billion (AED7.5 billion), while apartment sales climbed 32.3% month-on-month to 11,605 transactions worth USD4.85 billion (AED17.8 billion).
Commercial property, including offices and retail units, recorded 478 transactions worth USD626 million (AED2.3 billion), representing a 42.7% month-on-month increase in sales volume. Plot sales also recorded strong growth, rising 68.3% month-on-month to 276 transactions valued at USD1.47 billion (AED5.4 billion).
Primary market transactions continued to dominate activity during June, accounting for 10,398 transactions worth USD5.88 billion (AED21.6 billion), compared with 3,535 resale transactions valued at USD3.16 billion (AED11.6 billion).
For the fourth consecutive month, Dubai South emerged as the emirate's best-performing area, recording 2,869 transactions worth USD898 million (AED3.3 billion), representing a 111% month-on-month increase in transaction volume and a 106% month-on-month increase in sales value.
It was also the eighth consecutive month that Dubai South ranked among Dubai's top five performing areas, with growth largely driven by off-plan sales, reflecting continued end-user and investor confidence in the government's long-term vision for the integrated urban and business district.
The highest-value apartment transaction recorded during June was a USD54.45 million (AED200 million) penthouse at Bugatti Residences by Binghatti in Business Bay. The most expensive villa sold during the month achieved USD24.24 million (AED89 million) at Eden Hills.
Properties priced above USD1.36 million (AED5 million) accounted for 6.8% of total sales, while 8.3% were valued between USD817,000 (AED3 million) and USD1.36 million (AED5 million). Properties priced between USD545,000 (AED2 million) and USD817,000 (AED3 million) represented 12.3% of transactions, while 30.2% were valued between USD272,000 (AED1 million) and USD545,000 (AED2 million). The largest share of activity, 42.2%, comprised properties priced below USD272,000 (AED1 million).
