Data from fäm Properties showed that activity expanded across residential, commercial and land transactions, highlighting continued confidence in Dubai’s long-term real estate fundamentals despite broader regional uncertainty.
Transaction activity increased across all major asset classes during April, with commercial property deals recording strong growth alongside rising apartment sales and increased plot transactions.
The figures point to a market that continues to demonstrate depth and liquidity, supported by active participation from both end-users and investors across multiple sectors.
Primary market activity remained dominant, underlining sustained investor confidence in Dubai’s development pipeline and the continued appeal of off-plan opportunities.
Dubai’s off-plan segment continues to play a major role in supporting transaction volumes, driven by strong demand for newly launched projects and master-planned communities.
The strength of the primary market reflects confidence in the emirate’s long-term growth strategy, supported by infrastructure investment, regulatory transparency and an expanding residential pipeline aligned with Dubai’s urban development ambitions.
Despite shifting global conditions, investor appetite has remained resilient, particularly for premium developments and strategically located projects offering long-term value potential.

Dubai South ranked as the top-performing area for the second consecutive month, reinforcing its position as one of the emirate’s fastest-growing development corridors.
At the luxury end of the market, high-value transactions continued to attract attention, including a AED171 million ($46.5 million) apartment sale at Aman Residences Dubai, highlighting sustained demand for ultra-prime branded residences and waterfront developments.
