Dubai Properties awards $299M contracts to expand Villanova with 850 new homes in Dubailand. Image: Dubai Media OfficeDUBAI, UAE – Dubai Properties has awarded construction contracts worth approximately $299 million (AED1.1 billion) to expand its Villanova community in Dubailand, adding 850 new townhouses to one of the emirate’s most active mid-market residential hubs.
The contracts have been awarded to Metac General Contracting for phases one and two of La Tilia, the latest residential cluster within the Villanova master development.
The new phase will deliver 500 three-bedroom and 350 four-bedroom townhouses, reinforcing supply in Dubai’s mid- and upper-mid-market segments, which continue to see strong end-user demand.
Villanova, part of Dubai Holding Real Estate’s portfolio, has already delivered 3,834 homes since launch and has established itself as a key residential destination for families seeking community-focused living environments.
“The award of these contracts reflects continued demand for high-quality, family-focused communities in Dubai,” said Khalid Al Malik, CEO of Dubai Holding Real Estate.
“Villanova has demonstrated strong buyer appeal, and this expansion builds on that momentum. Through disciplined execution and trusted partnerships, we remain focused on maintaining construction progress and delivering La Tilia to the standards our customers expect," said Al Malik.

The development will follow Villanova’s Mediterranean-inspired architectural style, incorporating landscaped streets, parks, walking and cycling tracks, and integrated retail and community amenities.
Muhammad Sadiq Abdullah, General Manager of Metac General Contracting, said: “We are pleased to be entrusted with the delivery of La Tilia phases one and two. Our priority will be quality execution and timely completion as Villanova continues to expand,” he said.
Rising rental costs in central locations, combined with evolving lifestyle preferences, are driving increased demand for suburban communities such as Dubailand, Dubai South, and Arabian Ranches.
Dubai Properties noted that Villanova’s accessibility to major road networks, as well as proximity to schools, retail, and leisure destinations, has strengthened its position among end-users seeking long-term residential options rather than short-term investment opportunities.

According to Dubai Land Department data, the market recorded AED252 billion ($68.6 billion) in transactions, reflecting a 31 percent year-on-year increase in value, while volumes rose 6 percent to 60,303 deals.
Investor appetite remains broad-based, with total property investments reaching AED173 billion ($47.1 billion) across 57,744 transactions, up 22 percent in value. The number of investors increased by 8 percent to 48,448, while luxury property investments climbed 26 percent to AED87.7 billion ($23.9 billion).
Foreign investment also showed strong growth, rising 26 percent to AED148.35 billion ($40.4 billion), reinforcing Dubai’s position as a global real estate investment destination.
