Dubai, UAE: Dubai’s residential leasing market is entering a more selective phase, with rising rental listings and evolving tenant behaviour beginning to reshape market dynamics, according to a new report by betterhomes.

The shift comes as broader regional conditions continue to influence sentiment, with the market transitioning from rapid absorption to a more balanced environment where pricing strategy, presentation, and flexibility are playing a greater role in determining outcomes.

Demand remains active but more selective

Drawing on nearly four decades of market experience and recent transaction data, betterhomes notes that while leasing activity remains ongoing, tenants are becoming more discerning in their decision-making.

Lead volumes are currently estimated to be around 30 to 40 percent lower than the same period last year. However, activity has shown signs of recovery since early March, with enquiries increasing by approximately 20 percent week-on-week and briefly aligning with levels seen during the same period last year.

This suggests that while demand has softened, it has not disappeared, instead shifting towards more selective and value-driven behaviour.

Key rental hotspots maintain strong interest

Search activity across major property portals indicates that demand continues to concentrate in established and well-connected communities. Areas such as Dubai Marina, Business Bay, Dubai Silicon Oasis, and Jumeirah Village Circle (JVC) are currently recording the highest levels of tenant interest.

These locations continue to benefit from a combination of accessibility, lifestyle amenities, and relatively competitive pricing, making them attractive to both residents and investors.

The report highlights a notable increase in rental supply, with listings rising by 23 percent compared to March 2025. At the same time, tenant enquiries have declined by 16 percent, creating a shift in market dynamics that places greater emphasis on competitive positioning.

This growing imbalance between supply and demand is encouraging landlords to adopt more strategic approaches, particularly in terms of pricing, property presentation, and lease flexibility.

Pricing and flexibility become key differentiators

As the market adjusts, landlords are increasingly required to align expectations with current conditions. Properties that are competitively priced, well-presented, and adaptable to tenant preferences are more likely to secure occupancy in a timely manner.

The market remains active, but outcomes are increasingly shaped by realistic pricing, strong presentation, and a clear understanding of tenant behaviour.

Market enters a more balanced phase

The latest data indicates that Dubai’s leasing market is moving toward a more balanced and mature phase, where performance is increasingly influenced by fundamentals rather than momentum alone.

While demand remains present, the shift towards greater supply and more selective tenants is likely to continue shaping leasing strategies in the near term, reinforcing the importance of adaptability for both landlords and brokers operating in the market.
