DUBAI, UAE: Dubai closed 2025 with its strongest property sales quarter on record, as fourth-quarter transactions reached $50.97 billion (AED 187.47 billion), according to data released by Property Finder, the MENA region’s leading property portal.

December capped a highly successful final quarter, recording $17.42 billion (AED 64 billion) in monthly property sales and contributing to what became a record-breaking year for Dubai’s real estate market. The performance confirms sustained momentum across both value and volume, allowing the sector to enter 2026 on solid footing.

Property Finder said the robust year-end performance was driven by value growth outpacing transaction volumes, underpinned by rising prices per square foot. Median property prices increased by 8.4 percent in 2025 compared to the previous year, reflecting strengthening fundamentals across the market.

December rounded off a very successful Q4 for 2025 with AED 64bn in monthly sales, as well as a record-breaking year for the Dubai property market.Q4’s record-breaking monthly run culminated in a quarterly sales total of AED 187.47bn, with December’s 64bn extending on the momentum established by November’s AED 64bn and October’s AED 59bn, collectively delivering the highest quarterly sales performance on record, delivering a strong end of year performance.

Record Q4 performance driven by sustained momentum

The final quarter of 2025 delivered the highest quarterly sales total ever recorded in Dubai’s property market. October posted $16.05 billion (AED 59 billion) in sales, followed by $17.42 billion (AED 64 billion) in both November and December, bringing total Q4 sales to $50.97 billion (AED 187.47 billion).

This consistent monthly performance highlights sustained buyer confidence and broad participation across residential segments, reinforcing Dubai’s position as one of the world’s most active real estate markets.

Breaking down the rental search data further, the share of studios and one-bedroom units has increased year-on-year, suggesting that rent increases during 2025 have prompted more individuals and smaller families to seek out more compact, affordable accommodation.

Prime and established communities lead transaction value

In December, high-demand residential districts continued to account for a significant share of transaction value. Palm Jumeirah, Dubai Marina, and Downtown Dubai remained key drivers of sales, supported by premium pricing, limited supply, and strong interest from international buyers.

Business Bay continued to attract investor demand, benefiting from its mixed-use environment, scale, and central location. Dubai Hills Estate also maintained balanced demand across both villas and apartments, supported by its mature, master-planned community offering.

Mid-market areas such as Jumeirah Village Circle remained popular with buyers seeking affordability, particularly within the competitive off-plan segment.

Within the rental segment, demand for studios and one-bedroom units increased year-on-year, suggesting that rising rents prompted individuals and smaller families to prioritise more compact and affordable accommodation options.

Among apartment seekers, 85 percent focused on studio, one-bedroom, and two-bedroom units, underscoring a clear preference for small- to mid-sized, budget-conscious homes.
