BEYOND Unveils SIORA Waterfront Masterplan on Dubai Islands

Dubai, UAE: BEYOND Developments, the design-driven real estate firm behind some of the UAE’s most forward-looking waterfront communities, has unveiled SIORA, its first beachfront masterplan on Dubai Islands and the company’s second major community launch within a year. The debut marks a significant milestone in BEYOND’s rapid expansion and its alignment with Dubai’s evolving urban vision.

Spanning more than 2 million square feet, SIORA has been conceived as a tranquil coastal sanctuary shaped by Japanese garden philosophy, drawing inspiration from Ikigai and the pursuit of clarity, balance, and everyday purpose. Rooted in these principles, the masterplan seeks to create a restorative environment where architecture, landscape, and community living work harmoniously to elevate wellbeing.

A Masterplan Framed by Purpose and Wellbeing

Commenting on the launch, Adil Taqi, CEO of BEYOND Developments, said: “Since its inception in 2024, BEYOND had an exceptional journey with nine launches in 2025 that delivered opportunities for a wider audience to experience a richer and more meaningful life. Today, I am thrilled to announce the launch of SIORA, the company’s second cluster masterplan and bold new expansion into beachfront destinations, spanning over 2 million sq ft with 2.7 million sq ft of GFA on the beautiful Dubai Islands.”

BEYOND’s Expanding Footprint Across Dubai

Over the past year, BEYOND has recorded exceptional momentum, completing nine launches, welcoming residents and investors from more than 40 countries, and surpassing AED 10 billion in sales. This growth has reinforced market confidence in the developer’s design-led, purposeful approach to placemaking.

SIORA is envisioned as a pedestrian-first neighbourhood where nature defines the rhythm of daily life. More than 70 percent of the masterplan is dedicated to open green landscapes, creating over 1.5 million square feet of shaded gardens, walking routes, and outdoor social spaces.

An uninterrupted 6 km stretch of beachfront forms the heart of the community, ensuring the sea becomes an integral element of living, leisure, and wellbeing.

Shaded corridors, landscaped terraces, and climate-responsive pathways are designed to foster movement, comfort, and sociability throughout the day. These routes also frame serene views of the horizon and coastline, shaping an environment that feels active yet grounded.

As part of SIORA’s cultural identity, curated artistic and sculptural installations—guided by Japanese visual principles—will animate public spaces, transforming the community into an evolving landscape of design, culture, and connection.

Sustainability Shaped by Nature’s Three Forces

Sustainability lies at the centre of SIORA’s design approach, expressed through three elements inspired by Japanese garden philosophy:

Kaze (wind): harnessing coastal breezes to enhance natural ventilation

Mizu (water): integrating reflective pools and water elements to regulate microclimate and bring calm

Kage (shadow): shaping light and shade to reduce heat gain and enhance natural comfort

Together, these forces establish a holistic environment where architectural form, materiality, and nature coexist seamlessly.
