Image: AldarABU DHABI, UAE - Aldar has announced the sell-out of Al Ghadeer Gardens, a community of 437 townhouses and villas located within the growth corridor between Abu Dhabi and Dubai, generating more than $272 million (AED 1 billion) in sales.
The launch performance reflects continued demand for modern, family-oriented communities in well-connected locations, supported by positive sentiment across the UAE real estate market.
The sell-out also highlights the strength of buyer appetite for established master communities that combine connectivity, open space, family infrastructure and long-term residential value. Positioned on the Abu Dhabi-Dubai border, Al Ghadeer benefits from its location within one of the UAE’s most active growth corridors, linking residents to major employment, transport and lifestyle destinations across both emirates.
Aldar said 83 percent of buyers were first-time Aldar customers, underlining the development’s ability to attract a broad customer base and reinforcing continued trust in the brand. Expatriate residents and overseas customers accounted for 64 percent of sales, with buyers from the UAE, India, China and Jordan among the top nationalities by sales volume.
In response to the strong demand, Aldar will bring forward a second phase of Al Ghadeer Gardens, which is expected to be released for sale soon. The next phase will build on the appeal of the wider community, which is planned around a walkable, nature-led masterplan with more than 30,000 square metres of landscaped open spaces, recreational and wellness-focused amenities, and a central community hub.
Al Ghadeer is already a well-established master community with thousands of residents. Its location offers access to Expo City Dubai, Dubai Parks and Resorts, Al Maktoum International Airport, Zayed International Airport, Yas Island and Abu Dhabi city.
A key family-focused addition to the community is Al Ghadeer British School, which is set to open for the 2030 academic year. Operated by Aldar Education and following the British Curriculum, the school will have capacity for more than 2,800 students.
The planned school is expected to further strengthen Al Ghadeer’s appeal as a long-term residential destination for families seeking access to education, open space and connectivity between Abu Dhabi and Dubai.
The sell-out of Al Ghadeer Gardens adds to the momentum in Abu Dhabi’s residential market, where demand continues to be driven by family-oriented communities, infrastructure-led growth corridors and projects that offer a balance between lifestyle, affordability and accessibility.
