Strong growth in sales, mortgages and foreign investment underscores the emirate’s evolving market maturity. Image: ShutterstockAbu Dhabi, UAE: The Abu Dhabi Real Estate Centre (ADREC), the custodian and regulator of the emirate’s property sector, has announced record year-end results for 2025, with total real estate transactions reaching AED 142 billion ($38.7 billion) across 42,814 transactions.
The figures represent a 44% increase in transaction value and a 52% rise in volume compared to 2024, reinforcing Abu Dhabi’s position as a global real estate investment hub and reflecting sustained confidence across both domestic and international markets.
Of the total transaction value, AED 99.4 billion ($27.1 billion) was generated from sales and purchases across 25,604 transactions. Mortgage activity contributed AED 42.7 billion ($11.6 billion) through 17,210 transactions.
The performance signals a balanced market dynamic, with healthy end-user demand complemented by continued institutional confidence. Mortgage activity also highlights the increasing accessibility of property investment within Abu Dhabi’s financial ecosystem.
Foreign Direct Investment (FDI) in Abu Dhabi’s real estate sector reached AED 8.2 billion ($2.23 billion) in 2025, marking a 13% year-on-year increase. Investors from more than 100 nationalities participated in the market, with notable contributions from Russia, China, the United Kingdom, the United States, France and Kazakhstan.
Investment zones attracted significant international capital, with foreign investment accounting for 72% of total real estate investments. The value of foreign investment in these zones surged 65% to AED 54.13 billion ($14.74 billion), compared to AED 32.89 billion ($8.95 billion) in 2024.
"The outcomes recorded in 2025 are not accidental they reflect a real estate market that has been deliberately shaped around trust, clarity, and long-term confidence" said His Excellency Engineer Rashed Al Omaira, Director General of ADREC.
ADREC’s role has been to move the sector beyond activity and into maturity by establishing clear governance, reliable data, and a regulatory environment that protects investors while enabling sustainable growth. In parallel, real estate professional licensing increased by 57.7%, reaching 3,566 licensed professionals, underscoring the sector’s expanding ecosystem and institutional strengthening.
As Abu Dhabi moves into 2026, the 2025 performance positions the real estate sector as a central pillar of the emirate’s broader economic diversification strategy. Regulatory advancements, digital innovation and investor-focused policies continue to enhance transparency, governance and long-term market resilience.
